Homeq of Sacramento Ca is driving my husband and me nuts. 8 years ago we purchased our home and have just recently been given a deed to the property.
After advising them the property was STILL in the previous owners name repeatedly for 8 years they never looked into getting this problem corrected. Needless to say we have been paying for this place for 8 years and have not been the legal owners of it. Not to mention that according to our county clerks office it is against SC law to have a mortgage on property without a deed.

So I stopped sending my payments about 4 months ago as a threat to make them get the deed straightened out. Now they tell me we are in foreclosure and have been since November but they have NEVER sent us any documentation to support this claim. I contacted their "legal team" (bunch of idiots) and they said that nothing was proceeding because the deed was still messed up.

We have been trying diligently for over 2 months to get this back together so we dont lose our house. They told us to send them 2000.00 which we did on 2/24/06 via Western Union as a down pymt. then they would put us on a repayment plan. We called them yesterday and they stated they did not have the 2000.00 which Western Union said they DID receive and that the offer was void because we didnt sign the paperwork that they NEVER sent. We are still trying to locate our money. As of today 3/3/06 Western Union still says Homeq has it.

I hate this company and wish we had never started doing business with them. I dont know where else to turn. They have victimized us from day one! Anyone out there know of any legal action please advise. Thanks & buyers beware they are con artists!

still going strong

as i read all of the reports on homeq, i see they are still going strong with thier rather unscrupulous ways of doing business. every letter i read sounds just like my wife and i a few years ago. to make a long story short, we fell in with homeq, which by the way, is a smaller company owned by wachovia bank.

all of the things i have read, out of whack late fees, the pushy, rude calls, the forebearance plans that never seem to get paid off, only get bigger. we were forced to file bankruptcy,and lucky for us, if you can say that, we never signed a reaffirmation agreement, only because they couldn't seem to ever send one.

if it did not pertain to taking money, they were always messing simple thngs up. finally we could not take it anymore. know this, if you ever get behind in your payments to this company, they will never let you live it down, and they will do everything in thier power to keep you down. we finally could not take it anymore. because of no reaffirmation after bankruptcy, we had the choice to walk away without owing them another penny, which we did. and believe me, you would not believe how cooperative they get once you hold the cards. we walked away from our home right in the middle of major renovations, which looking back couldn't have been a better time.

good ol homeq got thier house they so desperately wanted to foreclose on, and ended up taking over a 50,000 loss on the resale. it sure felt good to finally stick it to them for a change. i am now living in a house twice the size of my old one, and half the payment. i made sure to send them a picture of me in front of my new home,smile on, finger up. my advice to everyone with this company, find any way possible to get out from underneath them, because fighting them is a no win situation.

Just a brief update, we still have not received any type of statement on our account, monthly bill or anything since last october. Although, our payments are up to date and pur account is in good standing our credit report still shows in foreclosure. I would LOVE to be in on any legal action taken and would not object to going to the media with anyone else to help expose these scam artists!
