In a nutshell.
The spring of 2006, I purchased John Beck's Real Estate Course for $49.95. Spencer Simpson, a salesperson from John Beck's so-called investment opportunity, convinced me twice that an extra investment of $10,585.00 would be, worth more than your college education and would make me a huge success story. Even though I was hesitant after the first conversation and the second conversation, Spencer Simpson still bullied me to invest with the program. He promised me my return in full (at least) within three months.

He told me that if I did what my specially assigned mentor from Mentoring of America told me, I would make a lot of money just by doing real estate from my home computer. Yeah right, but that is another letter to the ethics committee.

I even went as far as to actually become incorporated in Nevada, have paid extra to The Tax Club for tax management, partnered with Advantage Corporation for business guidance and physical location in Nevada, and a little bit more money paid for The Manhattan Group, AKA The Tax Club, to help me manage my record keeping with the IRS. A total of $15,629.53 has produced absolutely nothing except a huge hole in my savings and feelings of embarrassment. All the companies listed above bullied me into buying more packages that would help me be successful.

Currently it has been four long months and I have not made a single cent, actually lost brain cells participating in the so-called coaching sessions with Shaun Farr from Mentoring of America, stupidly invested more money than I even want to admit, and feel completely dumbfounded about my usually excellent judgment.

Mentoring of America was not in any way comparable to any college course I ever took nor was it comparable to my third grade geology lesson. The sessions were a joke. Shaun Farr yawned in my ear as he told me about great property opportunities in only two states.

Anybody who is somewhat familiar with the John Beck program claims that you only need to spend 5-10 hours per week to be a success story. I spent an average of 4 hours a day for 10 weeks doing what my mentor Shaun Farr told me to do. His advice and training was useless and at times incorrect, I finally learned, when I implemented his teachings in action. Nothing I learned could help me do what the John Beck Program promised.

Shaun Farr also had trouble keeping a schedule and did not follow through on two phone sessions and three emails. Mentoring of America could not even practice good customer service while they ripped me off. By the way, I did not sign and return the enrollment confirmation form. I still have both copies.

So, To Whom It May Concern; join myself and hundreds of others to put an end to John Beck's company making false promises by using fancy wording an almost perfect guarantee. I am requesting a full refund plus the interest I paid on the loan up-to-date.

Here's my own personal experience with this company and program also.

I was promised and "guaranteed" that I would make $12,000 in the next 40 days by a JAYDER SALAZAR, or my "money back guaranteed". He coerced me into signing up at a price of $7,000 plus, he knowing d**n well that later Mentoring of America WILL NOT issue me a refund no matter what.

ON CALL 1 OF 10:

MICHELLE MOTA (the first coach) told me I first needed to establish a good credit history right away. Since I had absolutely no credit history, she told me to go to 3 different banks and take out a $1,000 loan from each one. She told me to just hold on to that money and not spend it. She told me I must go ahead and pay back all 3 loans BEFORE my first monthly bill arrived, in about 3 weeks time. By doing this, MICHELLE MOTA told me I would NOT pay any interest on the loans, since I am paying it all back in full BEFORE my first bill arrived. She told me this was a quick and fast way to establish a good credit history without interests and at no cost to me.

Well, I found this to be COMPLETELY FALSE once I began to call my local banks to do just that. Each bank told me that I will incur 18% interest the moment I take possession of the loan no matter how soon I paid it back. They told me that it makes no difference if I pay it back the next day, or five minutes after I leave the bank. I WILL incur some type of interest for the loans. Again, this is what each individual local bank told me on the phone. And on top of that, no bank would approve me for a $1,000 loan since I had no credit history at all anyway.

The second thing MICHELLE MOTA tells me on this call that I needed to do this week was to register online for any of the top popular foreclosure listing website out there. She told me to compile a list of foreclosed properties that are in my city. I did exactly as she told me.

The third thing on this first call she told me, was to go to hardmoney.com for loans. She did not explain what it was, what to do, how it worked, nothing. All she said was "go here for your loans" and that was the end of that.

ON CALL 2 OF 10:

I tell MICHELLE MOTA about the fact that what shed told me to do with the loans to build credit was completely false according to the banks themselves. She made no comments, no remarks, nothing about it. She just acted stupid, surprised and changed the subject.

She them simply told me to apply for a credit card like Capital One, and make small purchases with it. She told me to pay the monthly payment on time to build a credit history that way. She made no comments or defense about her previous false instructions to me about the bank loans. I just went with the flow with a serious doubt looming over me, about what I just paid more than $7,000 for.

Here I also tell MICHELLE MOTA I had completed my list of local foreclosed properties to look at in my area like she told me to do. I had the list in front of me. I began to read her some of the foreclosure houses I found, some on my very own street, just a few doors down. I had them sorted by dollar amount, all under $30K. Remember, I am completely new to all of this.

I asked MICHELLE MOTA if the dollar amount listed on the foreclosure websites is the actual price to own the house or what? She said YES. That the dollar amount listed on these foreclosure listing websites is the default remainder of the mortgage the current owner owes the lender/bank. She told me that all the lender/bank wants is for someone like me to step in and pay off the remainder that is owed (the price listed on the foreclosure websites), and that the house becomes mine free and clear outright just like that. No bidding no nothing according to MICHELLE MOTA.

Remember now, I live in a city where at the time of this program, the average moderate 3 bed 2 bath, single story house on my very street costed over $430,000 at minimum. And MICHELLE MOTA knew this because I told her. She was giving me instructions from out of state about California real estate that she has no clue about. In fact, she had no clue about anything. She was reading from a script, put me on hold numerous times to shut some kids up in the background, and was in a hurry to finish the call and get to the next.

So MICHELLE MOTA here is telling me on the phone, that I can buy these houses I found on my same street on a foreclosure website for under $30,000 outright!! I was very excited and told here that this was "almost too good to be true". MICHELLE MOTA'S exact words to me where, "Well, that's what were are all about here, showing people how to do this."

Being new to all this, I really believed I was about to buy a house just a few doors down my same street for under $30,000. A house that if I wanted to I could list with a realtor and sell for an immediate profit of several hundred thousand dollars. I was like, "Wow, I'm going to actually move into my own home with only a $30,000 mortgage when the guy next door to me with the exact same house design is paying a $430,000 mortgage. I would be paying about $300 a month while the guy next door pays over $3,000 a month on his mortgage and an identical house. After all, MICHELLE MOTA told me this is exactly what I would be doing and I believed her. And all this in the expensive real estate market of California.

MICHELLE MOTA told me I could live in the first house I bought myself, and the second house I bought, I would list and sell at market value with a local realtor for a huge immediate profit of several thousand dollars! Basically buying a foreclosure house for less than $30,000 that in this city, and even the exact same street is selling for $430,000+ easily. I could not wait I was so excited.

So she told me to call the individual bank/lender of the houses on my street that are listed on the foreclosure listing website I had. The foreclosure website lists a phone number to each individual lender/bank for each house. And this is when it really hit hard me that I have just been scammed out of $7,000 plus dollars. Here I begin to get into self denial with myself.

When I started to call up the bank/lender of these foreclosure houses, I was basically laughed at by their reps over the phone when I called them about buying the foreclosed houses outright. Just EXACTLY like MICHELLE MOTA had just told me to do. I told the lender/bank I found the house on a foreclosure website and I wanted to buy the house right now. That I wanted to pay off in full the remanding mortgage ($30,000 and less) of what the current owner has failed to pay and take over.

Every single of the dozens of lender of local foreclosed houses in my city that I called told me I was crazy and laughed at me. They told me I was out of my mind and asked me who in the hell told me I could do this?

The lenders all told me that the foreclosure houses listed on foreclosure websites are not sold outright like that. They told me that the default amount, the price shown on popular foreclosure listing websites is simply the starting bid of an upcoming local auction to be held locally. They told me that I had to show up to a local public auction where there will be many other people present bidding on these houses, and bid on the house myself. They told me that every house ends up selling for market value at the auctions anyway, sometimes more. That these foreclosure auctions are advertised in the local newspapers, so a lot of people find out about it, and a lot of people show up for you to have to compete against. So I went out and picked up a copy of the local paper, and sure enough right here in the "Announcement" section of the classifieds is the time, location, date, etc. of the same local foreclosure auctions being mentioned to the entire public. So there is absolutely no way I would buy a house cheap like MICHELLE MOTA told me I could.

I was furious at this point and began to demand a full refund from Mentoring of America. Of course they denied me in every way, and coldly so. They only offered to change coaches, or put the calls on hold, but no refund, ever. They assigned me a new coach DAVE YATES. They told me this guy was their most experienced coach that they. When I got to talk to him, he sounded like he was a 20 year old kid. I just went along with it.


THE REMAINDING 7 OR 8 CALLS WERE DONE WITH DAVE YATES. FROM HERE ON, I TAPE RECORDED EACH CALL FOR POSSIBLE USE IN A SMALL CLAIMS COURT LATER ON IF IT CAME DOWN TO IT.



The rest of the coaching program with DAVE YATES was basically this:

Buy land off Bid4Assets.com and then sell it on Ebay for profit. Try to borrow the money to buy land from your family first, then a bank or credit card if that does not work. That's it. That's what I paid over $7,000 for.

1. The main focus of the entire coaching program from here on was to simply tell me to go to a free public website called Bid4Assets.com. It's a website where foreclosed and repossessed property is sold off. In this site, there is a ?tax sale section?. They told me to go there, register for free, and bid on tax sale properties that different states and counties auction off there every few months. These are either undesirable pieces of land or homes in wrecked condition that the county has taken from the owners for not paying taxes, debts, etc and is selling off here online. I was supposed to buy land for cheap here, and then immediately turn right around and sell it on Ebay for a profit.

2. DAVE YATES told me to use a "Sniping" technique to bid on these properties. This means waiting to throw in my bid only at the last possible minutes or seconds before the auction ends. Just like people do on Ebay. This technique is used to avoid a bidding war with the current high bidder, and give him no time to come back with a higher bid than yours.

3. DAVE YATES told me to call the state's county that is auctioning these properties to do a "Title Search" on each one listed, to see if I should bid on it or not. This means finding out if there are any unpaid debts, liens, mortgages, etc. attached to the property from the previous owner. You need to know this, because once you buy the property, you legally inherit any unpaid debts, liens, or mortgages from the previous owner that you did not know about.


THE PROBLEMS AND WHY BID4ASSETS DID NOT WORK

I did everything I was told and this was my personal experience after several months of work:


1. It's extremely time consuming to make a list of all potential properties, call each county to determine it's value, it's physical location, description, and it's title history ahead of time before bidding. You need to do all this for each and every property parcel before you decide to bid on anything. At any given time, there are literally thousands of properties for auction that you need to research prior to.

2. Every county/state that was selling land on Bid4Assets that I called over the phone, told me that their laws require that I as the new owner, own and pay tax on the property for at least 1 year before I could sell it off to anyone else for any reason. I was supposed to be buying this land and then immediately turning around and listing it on Ebay for a quick profit like the coach told me. Just getting the title to your name is a process that takes several months in some states after you win and buy the land.


3. Bid4Assets used to be free to be able to bid in the county tax sale section. But a good while back, during the time I was working the program, they changed that. Now you have to put down an up front deposit sometimes of about $4,500 just to be able to bid on properties belonging to some of these counties and states selling on this site. It's still like this today.

4. Bid4Assets did not like people using a "Sniping" bid technique. The eliminated your ability to do this by making a change to the auction's end time. Now, the auction will not end on the end time shown, only until 5 full minutes pass with no bid activities. So now the "Sniping" technique they teach you won't work and can't be used at all.

5. Doing a "Title Search" on the properties before you bid on them is not possible in many states and counties, and even when it is, it will cost you a lot of money to do. A lot more money than what you will have. And you're still not yet bidding on anything, just researching. And and there's hundreds and many times thousands to research.

6. Every county/state that I called who was auctioning off property on Bid4Assets that I was looking to bid on was not local to me. Either out of state of far away. I called all the different counties/states by phone just like I was told to do for a "Title Search" on the properties. Each state has it's own rules and laws. But they all either told me they have no way of telling me if there are any any unpaid debts on the titles of their properties listed on Bid4Assets that I would inherit and take over. Or they told me that the only way I could find that out is to walk into the local recorder's office and pull the property files personally. You can't do that if it's out of state or too far for you to drive, and they can't tell you this information over the phone anyway. I then told the county person that they are basically auctioning off other people's debts and problems for someone else to inherit. That they don't provide a way for people to know about anything on the title they will inherit from the previous owner.

7. If you call a title company in the same county were the properties are to do your "Title Searches", and give them the parcel numbers of the properties, they either won't be able to do it for you at all, or like they title companies told me, I had to pay $150 for each single thorough "Title Search" I needed done. $150 dollars each when there are literally hundreds and also thousands of properties you need to research at a time to determine if you should bid or not. This is not possible. So basically, the county can't or won't want to tell you about anything on the title of the properties, you need to be local and research hundreds of public records personally, or a title company will do it but will charge you a sizable fee for each one you want done. When there are hundreds you need to be doing at one time, this is not something you can do or afford.

I told the coach, DAVE YATES about this difficulty I was having with researching the titles to these properties prior to bidding. He did not have an answer for me. He simply did not know what I should do. He did not know what to tell me.

8. All of the properties sold on Bid4Assets end up selling for very high prices. I'm talking tens of thousands of dollars each. You are competing with every other bidder who knows about this site, and every property will and do get bid up way past your budget anyway.

9.All the decent properties get bid up well into the hundreds of thousands of dollars to market value. You can't compete.
