J.P Wilson is a developer in the Lake Arenal area of Costa Rica he has 6 projects in the Lake area Buena vista1,Buena Vista 2,Buena Vista 3, Buena Vista 4, Buena Vista 5, Buena Vista 6.

In August 2006 I put a down payment on a property in Buena Vista 6 this was going to be my retirement home. J.P.Wilson signed a contract with me stating that he would have title to the land in 6 month and then start to build.

J.P.Wilson told me in emails lie after lie that he had the title.I was to give him the rest of the money for the land. In July of 2007  came to Costa Rica 7 months past the contract date.

J.P. Wilson still did not have title to property so I demanded my deposit back ($8200) he told me to sue him. I don't have the means to do that. He is a very hateful person.

Please be aware of J.P.Wilson and any project he is involved with. To this date 8/15/2011 in BuenaVista 6 he still has not built a single home and this is a 225 acre project.

JP Wilson is out of business

J.P. Wilson was not able to meet financial obligations with lenders. The finance companty has forclosed on all J.P. Wilsons properties. This man J.P. Wilson was ripping off people for 7 years in Costa Rica. He has finally been put out of business its a great day in Costa Rica.

J.P. Wilson has agreeded to return my money. He will be paying me $1000.00 every other month until deposit is paid back. This will take 16 months untill paid back. Mr Wilson has made his first of $1000.00 on November 16,2013. I will be posting every payment made to me until paid in full.

Wilson is still at it still haveing problems with getting water and power permits. all the expacts in costa rica know that he is a thief. He gets clients from his website and tells them all kinds of lies and they end up loosing there money.

j.p. wilson continues to defraud buyers. He has changed the name of his project again it is now Colinas del lago. He also finds unknowing real eastate agents to list his properties. this guy is bad news and needs to be shut down.

Sorry ED.....BRO... You got ripped off too by Wilson. You're bragging about getting 28 trees. You must be a professional jester. You couldn't see the forest for the trees. Oh, Palm trees. BRO,...you got ripped off with your price. Wilson doesn't give anybody anything for free. Where we're you born Mars. He beat you up so bad on the purchase price until he made you think you were getting something free. BRO... Your on the right website with the rest of the folks who got F+++Ed by Wilson. I guess you didn't get the memo either. His neighbor sold 30 lots in 30 days. I'm sorry you have to live all alone in an overpriced property. One you'll never sell because Wilson charged you too much. Ed, I guess you didn't get the memo on where to buy either. These folks want their money back. You should too Ed. BRO.... I became involved with John Wilson in 2009.  I purchased  a lot at the lake, BV6, The Alhambra. John Wilson gave me personal attention throughout the planning and building process.

John, along with a very quilified staff kept me abreast of construction through pictures, e-mails and phone conversations.  I now enjoy my new home, and by the way, the 28 palm trees Wilson throw in.

Amazing how different our experiences were.

This Cruz guy is a part of Wilson?

I see his posts all over the expatExchange.com. It just goes to show you that you can't trust anybody these days. I was almost interested in buying property in Lake Arenal until I saw a post saying to be sure to check to see if there are any negatives out there about these various companies and developments. You can't be too safe.

Apparently he's not as trustworthy as he appears on his posts on the expat exchange. A lot of these people out here in these other countries are just trying to get money and take advantage of foreigners. I hope they give you your money back. It's terrible, they have your money and the house and you have nothing. They're just going on like business as usual trying to solicit more business. Those J P Wilson people should really be ashamed of themselves. what a way to do business. Poor attitudes, poor service, taking money. How much more unprofessional can one get. Cruz even lists some special job title in his posts on the expat exchange. Apparently this Wilson Development has done this ripoff to more than one person. These guys are just trying to get more victims. That's a lot of money to have to take a loss on. The government should find a way to protect people from these kind of practices since a lot of their income is based upon tourism and relocation efforts. They need to implement laws and rules. Best of luck to you. I'll spread the word. So much for Pura Vida.

J.P. Wilson and Raymond Cruz team up to take your money

J.P.Wilson has a new business director his name is Raymond Cruz. His website is costaricarealestateteam.com This is a direct quote from Raymond Cruz: " I have 500 emails for real estate agents in Costa Rica, all pretty much the same, lots of talk and little sales action. 
Maybe 10 very sharp ones in the entire country, and the ones I asked, said THEY recommend CRLB and have put clients in to the project.The 98% of the balance, I really don't concern myself with, as they sell very, very little and usually know nothing that I need to know.

So my opinions of projects and Developers and my sales methodology (thank god :-) does not rely on CR real estate agents (or upset buyers that didn't move forward) opinions."

We all know to stay away from J.P.Wilson's projects now he has a new business director (Raymond Cruz) who thinks very little of Costa Rica real estate professionals. These guys are 2 of a kind how can you trust them.

Wilson Owes me money and won't pay it back stay away from Wilson

It's totally preposterous to believe that everyone loses their real estate deposit.

As stated by John P. Wilson Developments aka YesArenal, CostaRicaLakeandBeach.com, Owner of Buena Vista Properties.

I have been purchasing Real Estate for 23 years including negotiating, analyzing, composing and contract review and I have yet to see a single transaction be the same.

A real estate contract is between a buyer and seller however composed. A contingency to a contract is a normal and standard course of action. The parties  involved in the transaction (both Buyer and Seller) agree upon the terms of the contract.

In John Wilson's above rebuttal he should have stated "everyone loses their deposit when given to J. P Wilson Developments no matter what the terms are of that contract" He should have said "I'm not giving anybody any money back no matter what.

Just to clarify, my written records indicate John Wilson of Buena Vista lots, YesArenal, Also known as CostaRicaLakeandBeach was submitted, via email dated October 2, 2011 my refund address and information to return refund currently still due and owing the full amount of $2500.00 USD. I submitted numerous correspondence to J. P. Wilson.

My latest written correspondence to Wilson, verbatim dated January 6, 2011 stated "We were wondering if John is going to send the money he owes us? Did he get enough money to pay us? We haven't heard from him." Please call us right away. John Wilson's so arrogant he wouldn't even talk to us on the phone send an email nothing. He had no intention on giving us our money back. As of this writing  he's had our $2500 USD for 4 months. No reply from YesArenal aka CostaRicaLakeandBeach.com, John WIlson.

All I want is the money you owe me.!!! $2500 USD.

All correspondence to J P Wilson Developments were similar in nature. None with any reply from YesArenal aka CostaRicaLakeandBeach.com.

To all the millions who will view this forum and are interested in buying property in Costa Rica please don't go to John Wilson Developments. He believes real estate is esoteric. His actions are archaic. He's into ripping people off.

I can go on and on about how dishonest this guy is but as you can see for yourself, he took another gentleman's money more than $8000.  He even tried getting me to give him another $15,000 2 days after I gave the $2500 contingent deposit. I have that in writing too.(HUGE RED FLAG) They wanted me to send the $15,000 "right away".

I strongly caution you to do your homework. use the internet to research these folks, see if they have any complaints (like this one).  We got ripped off by someone from the USA. California to be exact.  He apparently studied the rules and laws therein Costa Rica and decided to make it his ripoff home.

Costa Rica does not require realtors to be licensed. Anybody can be a realtor, (as you can probably see from the outcome of my attempt to purchase). Costa Rica does not have a Multi List Service MLS so they can charge any price. The price is as much as they can get out of you, there is no Board of Realtors. J P Wilson gave us so many different property prices it was ridiculous.

"Buyer Beware" of YesArenal aka CostaRicaLakeandBeach.com aka J.P Wilson Developments located in Lake Arenal located in Tilaran in Costa Rica.  If you're considering buying property in Costa Rica try someone else for sure. Your money won't be safe if you give it to him. He's located in the Arenal Volcano area, when you see a sign while you're driving that says YesArenal keep going don't stop. He's bad news. Wilson is very, very unprofessional.

The Authorities need to check this guy out or maybe even the Costa Rican Government. He's ruining real estate business for those who want to run an honest business over there in Costa Rica.

The Hunts Deal

The Hunts purchase a house in one of our projects, signed a contract and gave us a $2,500 deposit.

They made approximately $6,000 in changes and upgrades and 40 days later they decided after all changes were made that they did not want to go forward.

In Real Estate you lose your deposit, instead I said when the house sells I will reimburse them the $2,500, I guess they dont want to wait.

I was a victim of John Wilson he kept my money

I also attempted to purchase property from John P. Wilson; YesArenal, CostaRicaLakeandBeach.com. I attempted to purchase a Lot in Buena Vista 6 from John P. Wilson.  My issue came about in September 2011. 

I entered into an agreement with John P. Wilson Developments in which I placed a $2500 deposit on a lot or a home that was already under construction. My Agreement was subject to my Attorney's Approval. Well, my Attorney didn't approve it because of various issues and problems he found with the purchase agreement.

Bottom line, my Attorney didn't approve the purchase. Wilson's staff contacted us several times asking if the Attorney Approved the agreement during the process so he knew exactly what the purchase was based upon. Once the Attorney didn't approve the agreement they stopped answering our phone calls and emails about returning our money.



John Wilson said he doesn't have to go by the same rules as they do in the United States. Unfortunatley, you see people like this who are dishonest and don't care. He kept our deposit and we haven't gotten any kind of return emails from them.  They've run off with our $2500.

I hope the Costa Rican Government will step in or the Authorities will look at this guy because his business practices are poor and unethical.  He does whatever he wants to do in Costa Rica and he's ruining business for other Real Estate business there because millions see these reports and will deter people from buying property in Costa Rica. 

I'm very sorry you've lost more than $8000 trying to do business with John P. Wilson.  I hope other victims will come forward.

We've owned our own business for many years and you simply can't be dishonest and conduct business unethically because it catches up with you.  I hope this will help the millions of people who will look at this report as well as mine and stay clear of John Wilson Developments.

JP Wilson developments

JP Wilson claims fraud you be the judge. In 2006,2007,2008,2009,2010 he did not have required permits to build a single family home in Buena Vista 6. He was trying to force me to by a lot he could not build on.

JP Wilson claims $8200.00 is a small amount of money so he would not refund it. Small amount to him not me. He was supposed to have my dream home built by 2007.

JP Wilson now would like to give me a discount on a lot 5 years after our contract date.

JP Wilson all I would like you to do is return my deposit of $8200.00 after all it is a small amount.

Buena Vista 6 was started 5 years ago all you have to do is visit the site to see for yourself how many homes he built there. He claims two I think there is one. This is a neighborhood of about 100 home sites.

JP Wilson claims he has a couple happy home owners. But he has allot more unhappy ones.

Wilson development is a fraud let me inform that there is no Frank Walsh he is
a fraud  the name of the person who wrote
this letter is Scott Boyer, he must have a problem to use someone else name.

Mr. Boyer put a small down payment on a lot in our
project BV VI and failed to close for whatever reason I dont know.

We have had title for several years on this project; you
dont close you lose your money.

But I would be more than happy to give Mr. Boyer a
credit on another lot, in that project the prices are 40% less than 2006 so it
would be a great deal for him.

For his information there are several homes under
construction with happy owners.
