This company is a joke! They claim to want to be professional, however, they bully clients, demean them, and basically do not do what they are paid for! They provide a poor business to clients and should be avoided. They are not sharp to stay on top of the ball!

I am sorry I got involved with them! And URGE everyone to avoid this company, find a more reputable one!

I had completely forgotten about this company and my original post from 2006. It only took this company 7 years to respond. And upon reading the response, I had to laugh at such inconsistencies. The house in question was old - as in built in 1885 - and common for the area. There was no way this house was going to show as a newly built house. I personally washed walls, painted, and prepared this house for move in ready. There inlies the issues, waiting...we waited and waited and waited.

We took many things upon ourselves without needing to be 'instructed', we do know a thing or two. Unfortunately, we chose the wrong property management company to work with. It was only after we decided to use JKS that we began to hear very unsettling things about him and his company - namely he was untrustworthy and a shyster. We felt uncomfortable continuing with this company, but did since we felt we had no choice.

When the pocketbook no longer allowed for anymore waiting, the house, much to our dismay, was put on the market and sold without a realtor as we found a buyer by word of  mouth. It was 3 days later, after we left a message for him, when we were told a renter had been found. Had we been told the day renters had been found all of this could have been avoided. By failing to keep clients updated on progress, even when we called, this situation turned quite stressful for us.

Frankly, we have put this situation behind us and moved on. The house has changed hands, to our knowledge, a couple times since this situation transpired. As far as I am concerned I could care less about what the company has to say at this point. This happened 7+ years ago and since they caused undue stress, I refuse to revisit that amount of stress again.

If they bother to respond, so be it. I, for one, am done with them.

The woman who filed this report was a new client to JSK Property Management, Inc. I signed a management contract with her to lease and manage a house she owned in Marlborough, NH. She lived out of state. I dealt with local family during the time we worked for her.

The interior of the house was in poor condition and very dirty. I spent considerable time advising family members and later on workmen regarding what to do to the house to make it attractive to potential tenants. During this phase of the project I showed the house several times. I found suitable tenants and approved them through our application process. I collected first month's rent and a security deposit.

Just prior to the tenants moving in the owner came to NH to see the house. She thought it looked so nice she decided to sell the house instead of leasing it. She would not allow our tenants to move in. We lost the leasing fee and the subsequest management fees.

The contract she signed addresses default. The owner stated she would honor our contract and pay the dafault penalty after the house sold. Because of  her conduct after she refused to allow our tenants to move in I did not believe that she had any intention of paying what we were owed.

I consulted our attorney. He told me that because she lived out of state if she left NH without paying I would never collect the fee. He advised me to place a lien on her property which would ensure payment when she closed on the house. This is what I did.
