I cleaned/dusted ENTIRE house (bathrooms, kitchen, windows inside and out, fireplace, all vinal floors, replaced two damaged blinds etc) + spent $250 on professional carpet cleaning and flea spray (required as pet owner).  They kept $1050 deposit for light farret oder in 1 bedroom and trivial maintenance.  Sent me check for $6.  The only thing discussed with me was the oder in the 1 bedroom. 

I offered my help with room twice but did not get a reply to either inquirey. It was two weeks later they replied and said they had replaced carpet in the one room, and spent a bundle of money for a professional cleaning.  (dont know what was cleaned unless the carpet installers made a mess.)  I was also charged for two new remotes to the garage door, even though I was ONLY given ONE and could have given the one I had back to them (after looking for it) but NOTHING was ever mentioned to me that it was missing.

Some Background:

A few weeks after we rented the place the sewer backed up and flooded the hall.  Rather then replacing the carpet, they "cleaned it".  There was always a different smell in that hall afterward. 

A few months after moving in we had a really good rain.  All the water collected at our back yard up to the door and flooded our vents.  I notified management of the problem and got a response a day later that if the water was still there they could have someone pump it out.  The furnace had evaporiated most of it out by then and the water collected on the exterior walls and ran down them.  After talking with the neighbor found out they had the same problem and it was ongoing.  Every hard rain after that we had water gargling through our vents, oder and 100% humitity.

As a part of our rental agreement I asked that they put screens on all the windows (several were missing) and they agreed.  We like to open our windows for fresh air.  There were still screens missing when we moved out. I was always very nice in my conversations with them, but this is a rip off? Now I've had it!  If your leasing or ending your lease with KittyHawk Springfield Oh, I'm sorry but you will lose everything!

To fix, a fair settlement would be as follows:

*Refund to me the cost of the second garage door remote.  I was only given ONE.  After I got the bill from you without notification we had forgot it, I quickly found it in my glove box.  

*Refund to me the professional cleaning cost you spent to clean the tar off the walls and disinfect in the bathrooms, kitchen and cabinets you did not paint over before I moved in.  (note: During the walk throughs you made no mention of this or any other "very" dirty problem.  We went to great lengths to clean the apartment and return it the way I got it with exception of one bedroom.)  Other rooms were painted before we moved in to cover the tar and had no problem.

*Refund to me half of the cost of the new carpet installation.  Even though the ferrets were housed in a big cage 95% of the time, I am willing to pay half the cost of the new carpet in the one bedroom because of the odor that was left.

Dirty walls?

The "very" dirty walls in the bathrooms and kitchen were there when we rented the place.  I am a non-smoker who lived there for 1.5 years.  The "very" dirty walls were coated with tar from tabaco smoke from the previous renter!  I had to live with them.  You used my money to replace your old carpet with new, buy two new remotes, and clean tobacco tar from the walls that was there the day we rented the place.  Not going to remention all the "other" issues we had with the home.  Best of luck.

The tenant's lease only included one pet, a dog.  The ferrets were not approved pets.  Third party contractors were used for this clean up, we have pictures of the urine stained slab floor.  The urine that went through the carpet and padding.
The tenant paid a non-refundable $300.00 pet fee for his dog.  All but $6.00 of the security deposit paid for the clean up.  Ultimately new padding and carpet was required in one bedroom.  Walls washed and disinfected, etc.
Responsibility of the tenant is to return the home in like condition minus normal wear and tear.  The carpets were cleaned professionally and the flea treatment was completed, however, the rest of the house (walls, cabinets, vanities, window sills , were very dirty.
