On Dec 17, 2008 a check for $2,500.00 was deposited to ZEN COMPANIES (Len Babbitt) RE: REAL ESTATE MORTGAGE MODIFICATION. However after many phone calls and excuses by the individuals, even emails. There has been no results to no avail not even the return of our refund after cancelling all transactions. I have emails to prove contact was conducted with excuses only in return.
To me an honest company would have mailed or refund your money when asked after cancellation. But nothing has happen. Mr. Len Babbitt is a fraud, never answering or calling voluntarily. When I placed his cell number on a search website, the name "Mohamed H. Warsame comes up as the associate to this number 6198633322.

Against the advice of my attorney, I want to take this opportunity to explain the situation as I see it. I do not want to get into an online chat back and forth but I wanted to address this issue directly and open DIRECT communication with this person and myself in accordance to Rip Off Reports terms and conditions. I believe the internet and this website are great tools for consumers to check out potential vendors, but it allows an uncontrolled arena for comments like this. I think it is hurtful and irresponsible to allow anyone to post claims without verification, but that is the world we live in now. As we all know, the loan modification industry is a platform for scams, and unfortunately over the last 2 years I have marketed for several companies that did not perform. I personally referred clients, friends and family to several companies and had to refund from my own pocket because these companies did not perform. I also had the privilege of referring business to some companies that actually performed for my clients...many with great results! Zen Companies is a marketing company that refers business to several different financial services related companies, and never completes the work themselves. We are a lead generation company and we have legal contracts with companies to supply leads for their relative services. None of the work is actually performed by Zen Companies or myself. I have been forced to step in over the past few months on certain files to help my friends/family/clients obtain the results because the companies that I referred business to are now shut down or non responsive to my clients. I am willing to accept responsibility for this debt and refund the money after we speak in person and not through a website rebuttal. Like I said, I have refunded past clients of mine because the modification companies did not perform and I will gladly do the same for you if this claim is legit.
