My daughter applied for an apartment with Lobos Management because of location and the $99 deposit special with the requirement of having a credit score of 675 and a income three times the rent. When she went to turn in her application with her fee they said that the deposit was necesarry to complete the application. When she went for her keys they said there was an issue with her income and that she needed the remainder after signing her lease. Her credit is excellent and income is 3.5 times the rent.

So why are you writing this report instead of your daughter? ** Because it's her first apartment and she didn't know her rights. Unless you were at her side and involved in every conversation with the management company you are getting you are reporting 2nd hand information as there may be things your daughter is failing to tell you. **I was with her during the tours of three of their properties, I was there when they asked for the $99 security deposit. I was there when she signed the lease and then told her it would be more. Such as what was the problem they had with her income? **Nothing and within guidelines. Was it that she didn't make enough? **Yes! Was it that she wasn't on the job long enough? **Over a year with no days off. Was it that she couldn't really document it? **She graduated school with a 4.0 and quite sure she knows how to comprehend and read. Did it include income that was highly variable such as commision work or overtime that could vary from month to month? **She's a nurse and was basing her rent on her base pay, no overtime. Because here is the other thing.
If they required the remainder(of the deposit?). If your daughter is in as good of shape as you say, why couldn't she come up with the remainder? **Because it was a bait and switch. When we went to turn in her application with the fee, the leasing agent said that she needed the $99 security deposit to complete the application. It states that they must have a gross income of AT LEAST 3.5 times, and that it may be more if the apartment does not include certain utilities. Is that the application she signed? **It looks similar but she was told that the income limit for the special was 5 times her amount after paying the $99 and signing the lease. I was highly upset and she didn't know what to do. The question is why wait until the lease is signed to tell her that and not before so that she could decide if she still wanted it or not. I was there and witnessed it. We should have read the reviews with this company because this should've been a pleasant experience.

I was with her on ALL transactions and was told by their leasing agent Melissa that they didn't honor their special and five people had turned them down. My daughter is working full-time time and going to school and I will help her. Her credit score is 732 and she makes over 3.5 times tge rent which doesn't include ot. So. it isn't second hand information and my daughter has never had this experience before. Like I stated, they said if her credit score was 675 or above and making 3.5 times the rent. If you take a closer look the special was until the end of the month has been cancelled.
