In April of last year 2008 my wife and I employed the services of Rob Major, an home inspector recommended by our real estate agent. Rob seemed like a nice guy and appeared to be very thorough in his inspection providing what seemed to be legit documentation of the inspection.

Rob reccomended that the house had no "big" issues other than the HVAC which we we aware of and had no issues replacing. I had specifically asked Rob about the age of the roof on the property. Being first time home buyers and having three of our top housing prospects available for us I wanted to ensure no issues would arise that may impact our decision.

Rob informed me that the roof was indeed "new" and told me and my father that he believes the roof was replaced within the last five years. This was a relief as we didn't want to purchase a home with a major amount of work needing done.

We purchased the home, and all was well...until a couple of months ago when a wind storm came through Northern Va and blew a couple of pieces of shingles off of our roof. I called a roofing contractor to come by and give an estimate to do the work, as it would have been much less than the cost of my insurance deductible. The roofer came down and showed me pictures he had taken. He told me that the roof was original to the house, which is twenty three years old, there was a hole in the side of the roof, and the plywood was bowed, and the fire retardent boards were actually defective.

I contacted Rob who denied telling me that he said the roof was replaced within the last five years, and by the way avoided my calls for several weeks. I told Rob that by him mis representing the roof he lured us in to purchase the home under false pretenses. Rob offered that he would personally bring by a refund for the home inspection. He drove out early the next morning and attempted to get my wife to sign a release in order to get the refund. The release claimed we released him from any and all liabilities pertaining to the roof, and house. We refused the refund andare awaiting legal action.

I had another ASHI certified home inspector look at the roof and he promptly noticed several indicators that the roof was original and needed replaced.

Please be careful if you are looking at Home inspecdtors in the Northern Va area. You can lose a lot of money if you hire the wrong one.

Not just there

I , also was a first time homeowner. But I purchased a house in 1999. We knew the house was old. It needed new carpet/floors/bathroom. All in all it was a great starter house (so we thought). I lived there until july of 2003. (mind you I had great credit then the morgage company , Aames Home Loans, would hold our check for 3 weeks then charge us outrageous fees) That is a different story but NEVER USE AAMES HOME LOANS for anything. We used Remax to show us the home. (another mistake using a friends cousin) Who told us to use this guy and he was wonderful. (red flag when they say " OH HES WONDERFUL!!!" lol) The guy came out did an inspection. Told us the house had a recent roof, no electrical problems, no gas leaks, and the floors under the house looked wonderful. (the house was built in 1939 , then added on to from there). Well, we had a gas leak in the first 2 days we turned on the gas/electric/water. First time it rained, the sunporch leaked like there was no tomorrow, (we are talking HUGE water damage), the bathroom floor was about to fall through after a year of us living there, the bottom that connects to the drain from the tub wasn't even connected, the water pump went out, and I would smell what was like an electrical fire for years but I couldn't find the source. So all in all we were out 50k . That was before I moved out. My ex boyfriend stayed there. Until I believe it was Jan 3, 2004 . He woke up with the house full of smoke. Hes lucky he got out with the dog. The cats passed in the fire though. The house completely burned to the ground , which investigators tried to say he put a cig in some clothes and burnt it down. Come to find out it was bad electrical wiring in the wall of the bedroom. Thank God I moved out with my daughter before the fire started. And thank God , he got out alive.

Guess what I am trying to get at , is that there should be serious laws and people should be held accountable for what they choose to do for their profession. As of now it seems you can do what you want and try to scam your way out of money from your mistakes from us hard working individuals.

Good luck to you , and I would call the attorney general on the mortgage company for actually saying to use this guy and on the guy himself.
