My husband and I were scammed in Cancun. We were told by our salesperson, Alena Kudelova, that we had to waive our 5 day waiting or cooling off period because that did not exist in Mexico. Alena also suggested we list our first timeshare with Royal Marketing and they would take "special care of us". Once home I called Royal Marketing to list our first timeshare and was told that our property would be listed for $12,500 and would probably sale within 6 weeks time (just like Alena had told us). I waited about 8 weeks and when I tried to call Royal Marketing to check on how our listing was progressing, I was never able to speak with anyone. I then began to research and found out through the Attorney General's office that all of these so called timeshare brokers are scammers!! WONDERFUL! I then did research on the Mayan Palace and Mr. Desarrollo Vallarta and wow, I cannot believe what I found and that this company is still around taking hard earned money from U.S. Citizens!! And to top it off, it is a company based in HOUSTON, TEXAS. In my research I found out that we gave this company $17,500 for a timeshare that has sold on eBay for $50!!!!!!!!!! I have called this company, written letters to them and to PROFECO to no avail. However, in my past research I did come across several others that had received refunds and had to sign gag orders. The most I've gotten out of anyone was Mayan Resorts would be happy to cancel our contract but would NOT be refunding our money!!! Now we are stuck paying a $17,500 debt on a credit card with NOTHING to show for it. I get sick at my stomach each month I have to make that large payment!!! I'm getting information together to submit to one of the television stations where they help with consumer problems simply because this company is in Houston!!! Any other suggestions??

Mayan Palace Timeshare Scam

It is the same old story with the Mayan Palace timeshare resorts (owner David Chavez) who does not care about what fraud he perpetrates on timeshare buyers.  The same old adage applies, with regard to rental fees applicable, etc. It is fraud and there is right of rescission in Mexico no matter what program you buy, no matter what the horror show salespeople tell you.  Heve not met one semi-honest one representing the mayan chain yet. Yes, we got scammed and bought, never again. These are the worst operators in the business.  The name of the programs, Mayan Regency, The Dream, Mayan Palace, Grand Mayan, Bliss, Grupo Luxxe change with regard to what they wish to charge.  The upshot is if you are down the line in their program name game list you lose benefits. The tiger does not change its stripes.  Beware.

I'm sorry you got scammed by this company, buy Mayan Palace is known for using fraudulent tactics to sell timeshares. Mayan Palace has ruined my life. I believed in their false promises in return Im stuck with this useless membership which has cost me thousands of dollars. Their timeshare is so bad that they must lie in order to sell it! Although once they realized you are mad enough to take action against them due to their fraudulent and unscrupulous sales strategies, they make silly offers to calm you down. Its stupid the way they conduct business; if I wouldnt be so broke due to the money I have gave to Mayan Palace, I would take legal action against them. We are not the only ones, this is a good article on how most of the mayan palace timeshare scams are committed:
