today i feel saddened that dan and bill would write that tom and terry are great for business... dan i thought u were smarter then that i use to like you.

working for prestige homes was the worst mistake i ever made. i worked for them for 9 months. in that time i was making out ok but then ken warnke started to press and put me and the other workers down. he was the biggest a** that ever walked this planet. he lied to customers, he lied to his employees just so he would look good. he didnt care if we were working 6 days in a row 9 inthe morning to 7 at night. he preyed upon people that were down and out or as they call them in the business "get-me-dones" that is the bread and butter of this company.

scott cunningham is the #1 salesman but he is a drunk, druggie, cut throat, kick his customers to the curb as soon as the closing is over. i left because i couldnt handle the constant bashing and telling me i sucked everyday. i had 8 or 9 customers on the board i had 3 all ready to ship. i never recieved my commish of at least 5200 dollars.

ken if you read this or dan (district manager) i hope when u go on those cruises and vacations and everytime u get into ur chrysler 500(dan)green ford suv (ken) u think of all the people u backstabbed and stole from to get there. so with that said the truth of the matter is anyone that wants a job or a home from this company must be crazy to do so

This rebuttal does not specifically refer to the above-mentioned store or people mentioned. It is a general consumer suggestion based upon my experience as an industry insider. It is not meant to injure or harm the reputation of Nobility Homes or the persons mentioned by the previous poster who may or may not have been entirely honest in their charges.

As a longtime 15+ years all over the State of Florida (now recently retired) Manufactured Home Salesman, Sales Supervisor, Finance Person and Store Manager, I thought my insights and experience would help consumers and those still in the industry.

To Consumers.
1. We know you can't get bought (financed) anywhere else, so we will make as much money on your sale as we can.
2. We will charge you a higher interest rate than you qualify for because we get the difference $$$ up front. That is why we want to handle your financing. (example., you qualify for 9%, I upsell you to 11%. I get to keep the extra 2% for the life of the loan and technically, I am not breaking the law)
3. We will let you buy more than you can afford, because the commissions are higher.
4. We will tell you that you are custom ordering a house, then sometimes, we will deliver one off the lot and request the factory make changes on site.
5. We will do the cheapest set-up allowed by law and charge you 3x as much as it costs us.
6. We will give you cheap stairs (that constantly need tightening) to the front and back/side door of your home, instead of building you a proper deck/landing that only costs us $400 more to build and will be mostly maintenance-free.
7. Our current floorplan (homes in stock) cost us a lot of money in interest payments each month so we will do whatever it takes to get you into a house on our lot.
8. Since our industry is mostly unregulated, DO NOT give us any more down-payment than required. We can keep your down payment and still borrow a maximum loan amount on your home. (example: John and Mary want to buy a home with land that would normally cost $80,000. John and Mary have $18,000 down, instead of the mandatory $8,000... So we tell John and Mary the home costs $90,000. We get to keep the difference ($10,000) PLUS our 30%-50% markup on the home and the bank is happy and you have no idea we just took your extra down-payment money. You are better off paying a minimum down-payment and then adding the $10,000 to your 1st payment on the loan.
9. From time-to-time, we will sell you a 3/2 w/ extras but we will deliver a stock 3/2 because you signed the contract for the one we wanted to sell you and since most people who buy mobiles are not exactly lawyers and doctors, we know that you are just thrilled at the prospect of being able to buy any home and usually aren't very educated and won't question anything we do.
10. NEVER sign any contract without showing it to a Real Estate professional or lawyer. This small expense is worth the trouble. Good luck getting the Salesman to give you a copy of the contract to take home, though.
11. WE will make $40,000 on your $100,000 home purchase and the Salesman will make over $5,000 just to fill out a few forms and show you the house.
12. We will take your tires and axles from your home just because we can make a few hundred extra bucks on them. TRUST ME, it will be in your contract.
13. We will offer to make your 1st payment for you. We will tell you we are doing it as a gesture in kind. We are actually doing it because once the 1st payment is made, we don't get charged back for the repossession if you default or refuse to pay because we did not deliver what you expected. Basically, we are just protecting ourselves.
14. There are thousands and thousands of repos on the market today because of the very things described above. If you want to buy a mobile and want to save some money, call some banks that offer mobile home financing and ask them for a current reposession list in your area. Pick yourself out a bargain and work with the bank directly.

BONUS!!! Your house will have NO value the minute we deliver it. Basically, it will be worth the land it is standing on.

BONUS!!! The largest home on the market rarely costs US more than $50K, so negotiate your price! If they won't move go somewhere else.

I could go on for hours about this industry, but I think you get the point.

To The Salesman, GMs, Finance People.

1. Treat EVERY customer as if they were YOUR mother or YOUR kids.
2. Don't sell them what they can't afford.
3. Remember that you can ruin lives, credit and the lives of peoples children if you do the unethical things I pointed out above.
4. There are more important things than money. Like doing the right thing and being a good person and caring about the lives of others and Heaven and Hell. Where will YOU end up?
5. Go home tonight in your $50,000 Escalade to your $400,000 house (that's right, mobile home salesman don't live in these things, that's for sure!), look yourself in the mirror and ask yourself if it was worth it and ask yourself how God will judge you.

To be entirely fair, I have worked at locations on both sides of this issue. A few have done the right thing, for a fair profit and have generally taken care of their customers.

I have also worked at stores where everything I listed above (and more) has taken place on a consistent basis.

Even though the coward stated our full names and did not sign his own, I know who this person is. He failed to tell you he worked for me twice, after coming back the second time and pleading with me to give him another chance, that he did not realize how great of a job it was, and how he promised, he would be different, I did rehire him again. Then only after a short period of time he went back to the old person that he is. He started here on 7/11/07 through 10/1/07 a far cry from 9 months. He called in and said he was running late on 9/26/07 called again a little while later that day and said he was sick, and could not come in at all. Called in on 9/27/07 said his Dr. told him he could not come back to work until 9/30/07 he never showed up for work that day or ever called in again. He was let go on 10/1/07He still owes the number 1 salesman money that he will never see. He was paid a draw salary that was never paid back. He never finished any of his sales, and lied to the customers. He has no commissions coming to him.

I have worked for this company for over ten years. My Asst. Manager has been with me for going on four years, and the number 1 salesman he mentioned has been with me for over five years. They sell and deliver the number of homes he claimed to but never did, and most of the time they produce even more. The number 1 salesman he refers to has passed every drug test given to him this is a drug free work place that tests randomly. It is my job to lean on sales people that are not selling, and try to teach them but you can not teach someone who think they know everything.

If he did his job and sold half of what he said he did, he would still have his job here. Maybe if he did not refuse to take a drug test on his job after this one, he would still have that job. His uncle is a very good friend and has also worked for me for nine years as a sub-contractor.

The only lies coming from Inverness are his. The biggest problem with him is he believes his lies to be true.
