We decided to buy a new home from Oakwood homes and the first of many issues was our house was a few months behind schedule. Then the day we closed on our house the house was still not completed.  They told us by the time we get back from our closing everything would be completed.   For the issues below about 20 times no one ever showed up to do the work and I had to keep calling Oakwood to get someone to come out.  I missed a lot of work waiting for someone to show up to fix the issues and then someone not showing up caused me to lose money. I owned two other new builds before this house and never had these issues. 

   We noticed the cabinets they put in upstairs covered the main air return for the furnace.   I told Oakwood about this and they said it should be fine.  I told Oakwood I want this checked by the HVAC company. They came over and said this is a major issue and needs fixed.   They had to rip out drywall and move the return to another location.  My house was a mess.  They also forgot to install a light in a room and needed to remove more drywall to run the wiring.

  Then the garage floor was messed up.  Oakwood sent over the concrete company and they grinded the floor down to fix it.  Then they put epoxy over it to cover up the marks the grinder made.  They only did a few areas with epoxy and it look terrible.  I called Oakwood and they sent the same company over again and this time they finished the garage epoxy.

 They forgot to install a drain in the front driveway so they had to cut the concrete out and install the drain.  Then I was hanging Christmas lights and noticed a bunch of holes in my roof.  My guess is the stucco company or gutter installed scaffolding was nailed to the roof and caused the holes.   I was worried about the rain causing damage so I called Oakwood and after a few times after no one showing up they finally fixed it.  

 I had engineered hardwood install on the main floor.  It started bowing and other issues. They had to replace the whole downstairs flooring.    Four other houses on my street had the same issue.   They didn’t cover up anything and dust got on everything and upstairs.    I had to call Oakwood a few times and show pictures of the mess for them to send a cleaner over to clean.   Then they had to reinstall the trim and made another mess.  They got paint all over the new hardwood floor.  I took more pictures and ended up just cleaning the mess up since I know Oakwood is a pain to work with. 

My bath room tile grout started to come out and tiles started to come off.  Then my shower floor has a river rock floor.  I had puddles in spots since they didn’t level it correctly to drain properly.  Then fixed the issues but the grout does not match and it a different color.   I was not able to use my shower for a few days also.

This is just some of the issues and I can keep on going all day.   I decided to have another person inspect my house due to all the issues I had.   Below is a list of issues I sent Oakwood that need fixed.  I have sent two emails to them already with all the main people at Oakwood and CEO.  It has been over two weeks with no response.  

1.Exterier stucco cracking on cantilever. (Been waiting for a few months for this to get fixed) 

2. Missing combustion air screen on vent.

3. Surface patch at rear east column separating.

4. Top of corbels not protected at all locations from weather.

5. 1st floor dry wall missing behind furnace on exterior wall and dry wall not secured on sides of furnace.

6. Possible leak at furnace vent because of rust area.

7. Loose door knob at entry coat closet.

8. Air gap at dishwasher drain must be above bottom of sink bowl for overflow.

9. 3rd floor toilet shutoff fitting has leaked and rusted escuation plate.

10. 3rd floor missing attic access insulation.

11. 3rd floor insulation not proper height at east end to ¾ way to west access lid.

12. 3rd floor combustion air pipe for furnace needs 12” min clearance to insulation.

13.  3rd floor furnace and water heater 6” pipe missing screens in attic.

14.  Silicone caulking needs fixed in master shower from workers trying to fix shower issues.

15.  Two area’s need dry repaired by master bath door and sliding glass door from workers fixing things.

16.  Need someone to install trim on sliding glass door still after floors have been replaced.

17.  Trim is not straight and bowing in areas.

18. Some walls are not straight.

19. Electronic air cleaner on 3rd floor green light is not on.

20.  Hardwood bowing in some places again.

21.  Basement floor cracking and heaving.
