It all started back in March 2012. Our home is in Tennessee but we travel with work. Was going around looking at campgrounds in the area of the job. Stopped by Styx River Resort. We was approached by a salesperson named David Woods. We told him exactly what we was looking for and for how long. Told him we were relocating for work and when the job was done then we would move on to the next.

The tour of the grounds preceeded. Again we told David Woods that we was relocating for work so we would be full time until the job was done. He insisted that there was not a problem with it. We also informed David Woods that the company would be paying $400.00 a month for each month that we was there. Again he said that would be fine. We again repeated everything to him to see if anything would change before we relocated our family. Of course he replied everything is good to go.

So we left to head back home to gather our stuff to relocate. We kept in touch with David Woods by phone the whole entire time. We told him that it would be late when we actually arrive. David said that he would let the gate know and for us to come on in set up and see him in the morning. So we arrived they took us to a lot for the night and when the office opened we met up with David.

When we was in the office we told him again that we was going to be full time until the job was done. David said no problem that we would have to get the Platinum Membership. Then it will cost $150.00 for a week or volunteer time. We said no problem. David knew that the company was sending $400.00 every month. So we all sat there and figure up the cost of the membership was $233.00 a month then the $150.00 for the week. Then the difference that was left out the $400.00 was going to go towards the dues which is $395.00 a year. That is what was agreed upon.

Once the agreement was done with David Woods he left the room and went and got another salesperson named Angie Tague to fill out the paperwork. We was outside on the porch having a smoke. When we returned back inside David said go back in the room where we was at the Angie was getting the paperwork done.

When we enter the room and sat down Angie was there filling out the paperwork. I looked down and notice my name was wrong. I told her that the name was wrong and that was not my last name. Angie did not want to start over just told me to sign it that way. David Woods, Monte Smith, and Angie Tague was all trying to turn it into a joke saying they would marry us right on the spot then the name would be right.  Paperwork is now done with the wrong name for me.

Once we get settled in it is now time to try and enroll my daughter in school. Doing this I need proof of residence. So I approach the manager at the time was Alan Patton. Explain to him that I need him to write up a proof of residence so I can get my daughter enrolled in school. Thats when he informed me that he could not do that. Alan went further to explain to me that there was not any full time people allowed. I was floored at this point. I told him what I was told and what we came to the agreement of. Alan asked me who was my salesperson. I told him David Woods. Then I said are you telling me that we just got screwed. He said he would do his best to work with us.

The checks started coming in for the $400.00 from the company to Styx River. They started separating it down for everything. Then it became a hassle for them to do that so they asked me if I would have it transfered to Ocean Canyon. So I had it transferred.

Also once it was transfered to Ocean Canyon when they recieved the the check they did an electronic withdrawl on the check. Then 2 days after that they cashed the same check ripping of the company that we work for. This happened the following month as well. They claim it was an accident. Accidents happen once not twice. Just face it you got caught trying to rip them off.

Then they approached us and also wanted us to pay an extra $350.00 a month. My membership already covers 3 weeks a month then the $150.00 for the 4th week. They bumped there head if they thought I was going to pay that when I already had an agreement.

In the mean time I went to work in the sales office to learn and find out more about it the company itself. Boy did I learn alot. Learned that Ocean Canyon needs to run background checks and do drug test on there employees. Learn that they are either ex cons, drug addicts,  or out on parole for murder and should not of been in state of Alabama anyhow.

I sent the company an email asking them to cancel my membership. Talk to Karen Hewitt on the phone and told her exactly everything stated here. No word of canceling my membership so now to go public so everyone knows exactly what they are getting into when they go to Styx River Resort. They preach safety for your children and grand children.

This ripoff report is missguided

I purchased from Ocean Canyon Properties and so far everything I was told has been the truth. I would never walk away from purchasing anything without the signed documentation or any other important documentation pertaining to a financial agreement.  I would never sign papers without firstly, reading everything and secondly, I would have never sign documentation if any personal information was wrong, especially my name. It is your right and privilege to insist on having accurate paperwork or you just walk out.

After reading this complaint the red flag for me was... The agreement between the man and the company he worked for was to rent a place to stay... this money was not meant for the man to purchase vacation property. The fraud is in fact on the man taking monies from his company to buy property.

When I purchased from Ocean Canyon I purchased from another location. I purchased a Deeded Platinum Ownership with OCP.

It was made very clear that it was a Float, which means you could only stay 21 days at one particular resort. If you wanted to continue to stay at that same resort, you had the option to purchase a 7 day stay and then your next 21 days would kick in. However, you could only buy a week once annually. You can go from OCP property to a different OCP property without a 7 day wait period. You can freely park hop within the OCP or go somewhere else for 7 days and go back to the property of choice.  It was made crystal clear that it was not a campground where you could live indefinitely.

If I were the man's company and found out that the stipend given for temporary living arrangements was going to property ownership, I would not only fire the man but, sue him for any monies that were given to OCP ownership.

It seems to me this person is upset because, his plan to get over on his employer didn't go as planned. Had the man been able to stay at Styx River at $400.00 a month for 3 years he would have outright owned a Platinum membership which includes Coast to Coast and Good Sam's memberships... All bought and paid for by his employer.

In my opinion his story does not add up and if he wanted to be a decent person and not rip-off his employer he should retract his report and feel bad about the fraud he attempted.

If I have checked out the website before hand I would of know the truth. We was a drive up as they would call it there. And as for staying at resort/campgrounds we have been traveling with work now for years and have stayed in several of them. Was not asking for any special treatment.

No we was not conspiring with the sales person to rip off the company. In all the years that we have been traveling with work and the company paying for the stay have never had any problems with any other resort/campground before until Ocean Canyon.

This is a vacation resort!

How could you live full time at a vacation resort designed for RV camping and small vacations? Their website very clearly defines Ocean Canyon Properties as a Resort. Even in your post you mention that you knew it was a resort but you wanted special treatment to live their full time.

If the sales rep put the wrong name on your contract, which is fraud, don't you think it is very likely that they will tell you other things that aren't accurate? So now it looks like both you and the sales rep conspired together to defraud your company for the $400 a month. If I were you, I would get this fixed right away. It doesn't look good that you signed the contract under a false name. It doesn't look good that the resort is taking out double the amount you were authorized to spend either.
