I went in to Palm Harbor on Monday, March 26, 2018.  Spoke with Jeremiah Stakes, General Manager.  Advised Mr. Stakes that I DID NOT want to run my credit for a house purchase if they were not going to be able to accomodate my issues and financial state.  After explaining where my credit was on an average, explaining my financial capabilities, and my time frame, Jeremiah assured me that all of that. was not an issue in getting a land home package in either Red Oak or Waxahachie approved.  He advised me that my mortgage would be between $1100-$1475 monthly and the down payment of $7300-$7400 and land amount of $30,000 - $35,000. I advised him I would like to be out of my current living arrangements by June 30, 2018 and he stated that was not an issue.  

On Thursday, March 29, 2018, Jeremiah called and stated we had a pre-approval from 3 different lenders and we were to come in and pick out our home design.  He also at that time gave me a card to a realtor to pick out our land.  Turns out the Realtor has not been doing business from quite some time.  Also turns out after arriving to the location to get new Realtor information that ABSOLUTELY NONE of the things discussed and promised was he truth.  I was told by the District Manager that the down payment would be more like $9000 - $9500, monthly payment would be more like $1600 - $1800 a month, the time frame would be more like August to move in, the land cost would be more like $40,000 - $50,000 plus an additional $4,000 - $6,000 in closing cost; Totalling out of pocket of $13,000- $15,000 when I informed him that my maximum out of pocket was $7500. 

I was promised all of these upgrades at NO additional cost, I was promised to be in my home by July 1,  I was promised land cost at $30,000 - $35,000, I was promised a mortgage of no more than $1475 a month.  ALL LIES!!!!!  I stressed that I DID NOT want my credit ran without the assurance that my only worry was just time of getting it done, location, and monthly mortgage payment.  I was all but promised that all of those worries was not an issue to worry about.  My $500 earnest money was taken and now I have to worry about getting it back not to mention the ding on my credit in which the District Manager attempted to state doesn't matter.  Yet ANOTHER LIE.  One has 3 free credit checks for purchases or to open accounts and each one after that is damaging to one's credit.  They all remain seeable on one's credit for 2 years and can have an effect on one's future purchase attempts.
