Peabody Chase Consulting LLC / Rod Odom Rod Odom.

 I was consulting with an individual to secure financing to pay off his loan and secure funding for his development project, I contacted Terri Nanko of the Loan Source in California. Ms. Nanko put me in touch with her associate Rod Odom of Peabody Chase Consulting LLC. in New York. Mr. Odom said he worked with a hard money lending company called Bay Mountain Funding and thought they would finance the deal. The three of us agreed on sharing the 1.5% origination fee for our services that the borrower agreed to pay. Mr. Odom was adamant in suggesting he would see I got my fee at closing and that I could not be on any paperwork because Bay Mountain only wanted to see his name on the LOI. I wasn't to concerned because I had a relationship with the borrower who assured me he would not close the loan with Peabody Chase/Bay Mountain unless I received my consulting fee at closing. The loan amount was for 5.7 million dollars and the borrower was anxious to close and did. The borrower sent an e-mail requesting Mr. Odom pay me but he never did and the deal closed.

I made several calls to Mr. Odom who now denies I was ever involved in any arrangement . I have several e-mails and witnesses who heard our arrangement substantiating the arrangement between Ms. Nanko of the Loan Source,  Mr. Odom. and myself. Ms. Nanko obviously knew of the arrangement to take advantage of me as she did receive her fee at closing and also dissapeared and avoided my calls.

There are other complaints on this site about Mr. Odom he certinally has had other dishonest dealings.  He requires a deposit from anyone in order to work on financing. My advise is absolutely do not trust this liar and absolutely never give me him any type of deposit. I would suggest you do a background check on him and see his checkered financial past and then decide if you want to trust him with your money. There are several hard money lenders in business that advertise you can go to direct without having to give people like Mr. Odom and Ms. Nanko deposits and risk losing your money. Bay Mountain is a company you can go to direct without risking losing your deposit with outside "consultants" like Peabody Chase. Always be cautious when someone sks you for a big deposit to secure funding.
