Perez management property managed my properties for about few months, and things were messed up and out of control. There are many issues with tenant on monthly basis. Below are the issues that I listed that shows this property management conducted bad practice:
1. The management company does not set any rules and regulations for tenants that was requested by owner, thus it is making tenants unclear about what they can/can't do.
2. Management company is hard to reach. Out of 15 calls, only 1 call will be picked up.
3. Management company does not give owner the copy of the tenant's application for screening, even if requested many times. Management also does not provide copy of rental agreement to tenants.
4. They are not easily accessible by emails.
5. Tenants are having issues reaching the management company for repairs or work orders.
6. Management company will give you a bunch of excuses to delay any single task. eg: rent deposit into my account. Management company promised to deposit the rent payments every 10th, however, the deposit was done after the 15th, and there are other times that the deposit were done after the 22nd.
7. Management company does not ask for permission for any repairs even if it is over $500. Management does not have LEGAL contract between management and owner. This is very bad practice.
8. The management company allows tenant to make installment on the rent without authorization.
9. Management often makes mistake on rent amount or tenant name on rental agreement. Disputes often happen because of this issue.
10. Management failed to return keys and submit related paperworks after resignation. Management do not return calls.
In conclusion, they are irresponsible and run unethical business. They also do not have physical office where they can be contacted. The address used is a home/residential address.
At all cost, I would avoid dealing with them to avoid headaches and nightmares.
