Jim Gaddis, a list broker, doesn't deliver what you order.  

Please don't do business with him.  

I ordered 500 names and addresses for people 60 days late on their mortgage for direct mail purposes.  Jim gave me 500 names and only 80% were valid 60 day lates.  I wanted and expected fresh leads, however when I checked them against active foreclosure list (people in foreclosure), 20% of the list was already in foreclosure.  He stated that this is what the banks are giving him, but his did not disclose this fact upfront.  

I asked to be compensated for the bogus entries, however, he refused and stated he was going to pass this objection along to his attorney.  What a guy!
