Isabella Van of Premier Rental Properties has been property manager for my rental property since May 20, 2009.  On Aug 12, I was notified that my new tenants were giving 30 day notice to vacate due to deployment.  They are allowed by the Service Members Civil Relief Act (SCRA) to break a lease if on orders to deploy for more than 90 days.  That day I requested a copy of the tenants deployment orders which are required by law but I never received them.

 

The SCRA is very clear on a full month rent being due. On Sep 9 I received only a partial deposit for the rent due.  That day I contacted the Isabella and sent a highlighted section of the SCRA about rent due upon early lease termination and asked when I would receive the remainder of the rent. I received no response.  On Sep 11 I again asked when I would receive the remainder of the rent.  I received an email from Heather telling me Isabella was out of the office until Sep 23. On Sep 14 Maria Pate from bookkeeping sent me an owners statement and asked if I had any questions. I responded that day asking about the remainder of the rent I was owed and about an unauthorized repair to the icemaker I was charged for.  I received no response. 

 

On Sep 25 I contacted Isabella complaining that this was the third attempt to find out when I would receive the money due me from rent and I questioned the unauthorized repair.  She responded that day saying I will be addressing your concerns; I however need a minute to get all of the facts together.  I will get back with you within the next 2-3 days.  I do apologize that no one has gotten back with you, I will take care of this as well.  I still have received no response.  I contacted Isabella on the Sept 28 asking what condition the property was left in when the tenants vacated and received no response.  I sent the same question again on Sept 30 and still have received no response. 

 

I want to be paid the money due me for rent and be reimbursed for the unauthorized replacement of the ice maker.  I also want a response to what condition the tenants left my rental property in.  This is no way to run a business!

On October 5th Tanya from Premier Rental Properties contacted me about my issues with them.  The unauthorized icemaker replacement was a continuation of my original repair authorization.  I was charged $163.24 by Haymont Appliance to repair it on 6/15/09, and after a few days it still didnt work so I was charged $146.12 to replace the icemaker.  I had no knowledge of the return trip to replace the icemaker, then about 2 months later I get the $146 bill.  When I question it I get this explanation and a copy of the invoice dated back in June.

They prorated the tenants rent because even though the SCRA allows them to charge for the full month the NC standard rental agreements doesnt allow them to charge the full months rent. 

Premier Rental Properties is trying to work out any problems I have with them.
