To all of you buy a new home please be aware of your HOA. I live in Las Vegas, NV and I bought a beautiful home with the HOA, RMI. I used to appreciate the HOA, until I realized they were in cahoots with Red Rock Financial services to foreclose families out of their homes. It all started in 2007 when I had a house fire. I already had problems with KB homes, but RMI and Red Rock Financial services only added to all my stress. I lost my Job and spoke with Christine from RMI who was supposed to keep my file on hold. I notified them about losing my job and she said she would help me, but the whole time she did not hold anything. The payments for the HOA piled up, without any notice. Then I recieve a lein in the mail saying that I am going to be foreclosed on and they transfered me to Red Rock Financial Services. I did not know that the HOA had that power. I began to look into all the charges against me. They charged me for not having rock in my own backyard, which I did take care of, but they continued to hound me about it. I called Kimberly Snyder The manager from RMI and left her several messages. I had no returned calls, but from her assistant,Ketcha Watson, who claimed that Ms. Snyder was "in the business of helping people." They did nothing to try and work things out with me. I thought Red Rock Financial would understand and I spoke to Charita Moore from Redrock Financial and she acted like she would help, but they denied me payment plans for the lein. I even tried talking to Ann from Ombusmans Nevada Real Estate Division, She acted like she cared as well,but she did nothing.This has all been a headache, all I am trying to do is keep a roof over my kids head.  They do not realize that there are other expenses, like the mortgage, water, electricity, gas, and groccery bill. The association and Red Rock Financial does not care about anyone they just want all your money, but they don't try to keep the neighborhoods safe or make them better. I have had my car keyed, children that bully my kids, and my car even broken into. Where is the justice for that? No one wants to help me, but I want to make this big. They are all in it together, no one wants to help, they are just money hungry. Through research I found that Red Rock Financial works with mostly all the HOAs in Las Vegas. HOAs try to fine you for anything they can and then when you cannot pay, they hand you over to the vicious collection company Red Rock Financial. They do not care if you want to work out a payment plan in a HARSH economy, they just want their money fast and now, or you lose your house. RMI charges ridiculous fees and even charges you for every certified letter you get. I owe them about $10,000.  But I am going to fight this, because this is not right. I know there are others out there like me. We should not have to lose our homes over an association that does not even do anything for the community or the collection agency that is behind them. Please stand up and let me know if you are going through the same thing. We have a chance as long as we fight for it.

Red Rock Financial Services is committed to providing ethical and honest collection services to all our homeowners. Our efforts ensure that the homeowners in good standing do not have to pay for the non-paying homeowners; therefore, the delinquent homeowner is responsible for our collection costs and fees. Our collection fees are accumulative as we progress through the foreclosure process required in each state. These fees are charged against the delinquent homeowners. The same fees apply regardless of the amount owed; therefor, the amount that is charge per specific collection step is the same regardless of the delinquent assessment amount we are trying to recover for the association.

We send out all of our collection letters via certified mail to all homeowners to all known addresses. We encourage our homeowners to contact us throughout our collection process. Every homeowners association enacts their own collection policy that is followed by Red Rock and typically includes sending several reminder notices plus certified letters prior to a lien being filed. Red Rock is fully compliant with all laws and regulations that govern our collection process and fees. Certain states like Nevada regulate these collection fees and our collection fees are in compliant with what is specified by the State. We are one of the lowest cost providers in our industry in all the states that we service.

We understand there are circumstances and hardships especially in these difficult economic times, and because of this we have created a program called Collections with a Conscience to help homeowners who are struggling to pay their assessments.
