I contracted to close on home by 8-31-11. RFC said they would make it happen and emailed me that I was preapproved. It started off positive until we got into RFC paperwork.  Then it went downhill.  First red flag when I saw somebodys social security number with a line through it on my loan docs and my number wrote in on several pages. I could clearly read the other number!  Ok, we moved forward thinking it was an accident and didn't want to start  process over, giving RFC the benefit of doubt.  We believed RFC when they told us we would be able to close on a date that we were told, 8-19-11. Every email was positive. 

Around 4:30 on 8-12-11 we were called and informed that we needed another appraisal because of a new FHA requirement. We had already paid for one and was shocked to learn we needed two.  Why were we not informed of this possibility?  Did RFC not know the new law? Why didn't they pull the title information earlier? We could have processed second appraisal after the first appraisal.  To add insult to injury we were told that RFC would help us get a discount on second appraisal. Later they said they would pay.  I found out  by law they had to pay, so it wasn't a favor like they played it up to be.   This was another red flag. 

The second appraisal needed to be done ASAP to close on 19th. Sellers were out of town and could not open home so this cost us valuable time and this was not our seller fault.  This would have been avoided if we had known about a second appraisal earlier.  Sellers listing agent which is a family member of seller, who is also appointment by FL governor for the board of appraiser had an exchange of emails with RFC which left bad taste for everyone.  Both listing agent and seller lost faith in RFC ability to close.  The home was appraised again after the sellers return and RFC had said we should still be able to close by 8-31. During this last week RFC come up with a final few docs that should have been asked for long before closing date. They were general docs. 

Now I started to lose faith in RFC.  Especially when I learned that we didn't have our loan commitment letter and I was advised that I needed this information to close on 8-31-11   RFC kept promising to close, but they had excuses to why they couldn't.  They wanted sellers to extend date after they said they could close early.   I have a very high credit score and was told by another lender that I was a walk in the park.  There was no reason for me not making closing date.  I moved on to another broker that seller and agent had faith in to keep my contract on home. I didn't want to lose home. By the way, both appraisals came in $10,000. higher then contracted price.  Sellers were gracious to allow us another try at contracted price with a new broker. 

New broker not only gave me a loan commitment letter quickly that I could offer seller, they also lowered my rate.  I wrote a letter asking for RFC to release my appraisal. To date they have not released. I have been advised that FHA will eventually get involved to get this released, but I'm suspicious that RFC is delaying this just to drag me out. Another red flag for those thinking about doing business with this firm. A professional firm would replace this information right away. Its business, not personal.  I will purchase this home and lucky to have a good working relationship with sellers and listing agent.  They know the law and understand our situation. All I need is RFC to release my appraisal which I paid for so we can all move on.

While I wait on RFC I have decided to spend my free time writing complaints and educating others about their practice. When you read other complaints you will find a pattern and understand, where there is smoke, there is fire.  I'm working on getting authorities involved regarding the social security number they gave me so this person will know RFC was carless in handling their personal information. I'm a professional and don't like doing business with unethical companies. I noticed another person was drug out in a process and the owner responded. One writer also wrote to owner a hrad truth,  there are 3 sides and the truth is one side. I know my facts and have all the email trails.  I know I will close and secure my appraisal that I paid for! Its mine right? Yes, it is and I should own it.

FHA will have to get involved unless RFC acts ethical and releases it.  RFC ordered it, but I paid for it. Why can't they step up and be professional regarding my request. After all, it was RFC who didn't make our contract cutoff date and almost cost me the chance at buying this property. I gave them everything needed with exception of a few doc that RFC confirmed on email would have not made a difference on closing by 8-31-11.   They simple dropped the ball and now taking it out on me.  Now I paying a price of waiting for my simpel request.  If the owner of RFC would take a minute to review my complaint and survey all sides he will find that I'm correct with everything I have stated and resolve his problem. I want to put this behind me and will once RFC honors my request. Especially since I paid for it and own it!
