Timeshare Owners BEWARE

Steer clear of Resort Property Management in Atlanta Georgia.

I was contacted in December 2014 by Melissa Reinhardt represeting Resort Property Management (RPM). She said she could rent out my unused RCI bonus weeks at $1800 per week. I asked how she got my phone number and she said RPM searches public records for Timeshare owner purchases. I had made a deeded Wyndham purchase in May 2014. Melissa claimed that there is high demand for timeshare rentals and that RPM markets online and at conventions across the US.

Melissa Reinhardt claimed that she could have at least one week rented within 3 weeks ant that she would be representing RPM at an upcoming convention. Melissa was very convincing and assured me that at least one week would be rented within 3 weeks due to strong demand during the winter months.

I was sent an online contract stating 'Property owners pay a one-time non-recurring Advertising Fee of $1899.00'.

The contract states the RPM program is designed to help owners receive rental offers on vacation property within approximately 90 days. If an acceptable offer has not been received by 90 days, RPM will incur any and all costs to get owner property remarketed for rental purposes upon notification to continue.

I paid the $1899.00 Marketing Fee on December 17, 2014. As of May, 2016 RPM has not sent one rental agreement for me to sign.

After the initial 90 days, I started making phone calls to RPM. I was told that a written notification was not necessary and they would activate another 90 day period to get my timeshare rented. I have attemped to talk to Melissa Reinhardt numerous times. She does not return phone calls. Ashley Stoneking, Michelle Carter, Manny Garcia, Robert (last name unknown), and Kevin (last name unknown) are others that I have spoken with or who have called me claiming they are all better than Melissa at marketing, and that they will have my week(s) rented out within several weeks. None of them has ever made an effort to return my phone calls, or sent me a contract to rent my timeshare weeks through RPM.

Generally a phone call placed to RPM at their toll free number ends up in a voice mailbox. Usually the individuals mentioned above do not answer their direct extensions, and the phone call goes to a male operator (Nick?)or to a voice mailbox.  When the operator does answer, I have received the same response so many times that it must be rehearsed. He says he will get a message to the person I am calling for, and I never hear back from anyone. I have been lied to and strung along so many times that I have finally come to the realization that I have been SCAMMED.

It has been 16+ months since I signed a contract with Resort Property Management in Atlanta Georgia. I called the Better Business Bureau in Atlanta and was told Resort Property Management has an 'F' rating. There are numerous complaints against the business practices of Resort Property Management.

I can only recommend that if you receive a phone call from anyone at Resort Property Management you should promptly hang up. The reason being, if they are unable to rent my timeshare weeks after 16+ months, my experience is irrefutable evidence that they cannot get the job done as promised. RPM is good at lies, avoidance, and diversion, but they fail miserably at keeping their promises to rent out owner timeshare weeks. When I visited RPM's website today, 5-1-2016, the rental tab comes up blank!

Resort Property Management does not have any kind of cooperaton agreement with either Wyndham or RCI as Melissa Reinhardt claimed. But she did somehow have access to information within the Wyndham/RCI network which lead me to believe that she was legitimate.

Timeshare owners can contact their timeshare administrators directly if they have an interest in renting out their week(s). Or they can convert their week(s) to maintenance fees (not recommended - poor conversion).

In conlusion, I would advise timeshare owners: DO NOT ENTER INTO A CONTRACT WITH RESORT PROPERTY MANAGEMENT, located in Atlanta Georgia. They will gladly take your money and deliver nothing in return.

Remember their name. They could change locations after earning an 'F' rating with the local BBB. But their business model of deceiving timeshare owners has kept them in business. BEWARE
