My brother-in-law, who lives in Seattle, asked me if I knew whether Resorts Condos Management (RCM) is a legitimate company.  He had received a phone call from RCM and was told that RCM had a buyer (a wedding and honeymoon planning company) for his two timeshare condos in the Orange Lake resort in Kissimmee, Florida.  The buyer was offering $33,600 for the 3 bedroom unit and $18,995 for the 2 bedroom unit (a total of $52,595).  RCM stated that the buyer wanted to complete the sale quickly and that RCM (a financiing company) required a $3,998 deposit in advance from my brother-in-law to cover expenses, documents and fees.  The offered amounts were more than the original purchase prices.

When I researched RCM, I learned it is associated with an address that Summit Resort Marketing, L.L.C., used.  I later learned that at least 18 reports have been filed on Ripoff Report concerning Summit Resort Marketing (search "summit resort marketing" to read them!).

Summit Resort Marketing lists its address as 6236 Kings Pointe Parkway Suite 7, Orlando, Florida, on its Florida Department of State filing (Fla. Doc. No. L08000109088, filed November 25, 2008).  A Florida corporation named "Jams Management of Central Florida, Inc." is the company behind Resorts Condos Management.  Jams Management of Central Florida was created on March 5, 2009 (Fla. Doc. No. P09000020761).  Jams Management of Central Florida, registered the name "Resorts Condos Management" on July 15, 2009 (Fla. Doc. No. G090000135119).  Here is the link: The address listed for Summit Resort Marketing is the same address listed for Jams Management of Central Florida.

Here is what I believe about Resorts Condos Management: These are the same people who are behind Summit Resort Marketing.  They ran their scam for several months from a Florida address.  They have since rented an address in Irving, Texas (320 Decker Drive, Suite 100) and are now operating their scam under the name "Resorts Condos Management." 

The Irving, Texas, address is used as a "store-front" by Resorts Condos Management.  The Landnord is Meridan Business Centers (check them out at "meridanbusinesscenters.com").  Meridan rents office space in their building and provide business support services to their tenants that want them.  This is similar to you or I renting a post office box or renting an address at Mailboxes, etc.

The papers RCM sent to my brother-in-law were not "sale contracts" at all.  Instead, they were authorization forms for listing his timeshares for sale. If he had paid, RCM's obligation (at most) would have been to list his units as being for sale.  RCM called the authorization form a "contract for the sale" of his timeshares.

The contract, however, did not promise that RCM would affirmatively do anything.  As to RCM, the contract stated that the seller grants "RCM permission to register" his "property on its website and network and to make the information" the seller provides to RCM "available to interested buyers, renters, and real estate brokers."  Resorts Condos Management and Summit Resort Marketing seem to be able to side-step legal difficulties by maintaining the ability to deny that they promised a buyer. They are careful about what they put in writing.  I am pleased that my brother-in-law did not lose money to this scam.

Regarding Summit Resort Marketing, it has been voluntarily dissolved.  However, there is a separate filing (Fla. Doc. No. P09000004838) for Summit Resort Marketing Group, Inc., which lists its address as 7611 South Orange Blossom Trail, Suite 300, Orlando, Florida).
