I am a real estate agent and Marathon Termite is fraudulent. Do not use them for anything. Everyone in their office is rude. They charged my client $220.00 for an initial pest inspection. When I called them on the fees, they said it was $85 billed up front or $110 at escrow. It would be extra for a bigger house. This house was 980 sq ft, why double the fees??

They also would not reinspect the house because the work was completed by a licensed contractor. They stated the work had to be completed by their company otherwise they would not even come out for reinspection. It sounds to me they got upset because someone else completed the work & the homeowner did not want to pay their ridiculous fees!

If your going to look at it for the next 5 years then you should have a few thousand just to ensure the home is as presented.

In all my years as a Real Estate Agent and Loan Officer I have never seen so much steering and puffery used on buyers to sell 50 year old homes that have yet to be inspected and have obvious structural defects that are undisclosed to potiential buyers.  "BUYERS BEWARE"  With large local employer closing and many long term employees reaching retirement age there seems to be a glut of homes styleized for the 60's with a quick coat of paint and a truck load of river rock lying under a butchered long standing tree left for the buyers to remove.  I have never seen so much broken cement and breaches in roofs that allow obvioius water stains to keep comming through their popcorn cielings.

Who buys this stuff?  Are they kidding?  No inspection is ever done and most buyers have little or no choice for loans since the asking price is not able to be validated by a licenced appraiser due to lack of comps.  The Agents are now accepting offers but keep showing the properties to see if they can get more money out of the sugar shack and eventually create comps for the appraisers to use.  I feel it will blow up in their face.  I have met so many scared and then rude agents trying to pump the market over the living wage limit as done before without the paying wages to back up the cost creating so many forclosures that they are 10 to 1 if you just use the filters.

The Agents think that the buyers should pay for everything and I am suprised this Agent even had buyer pay for pest inspection.  A full inspection should be paid for by the Agent and Seller before the home even goes on the market.  Agents do not sell homes through open houses and they are only done to premote the Agent.

Most connections are done through the internet or sign post with phone numbers or web addresses and it is no secret.

To continue to market a home that has accepted an offer allready is borderline unethicle.  The problem is that the homes in Rancho Cordova are just not worth what they are being listed at and all the hype is completly fake.

The only way to buy any value is to come to the table with cash and have the home throughly inspected with most of the homes completly surounded with cracked cement and no liners under the river rock that has been used to cover dead grass, now with weeds popping up due to the sloppy job.

Even the new homes south of Hwy 50 look like section 8 with most of the sqft taken up by rooms so small that a king size bed can't fit, with closets unfit for a child.  

The crash is comming again and it is the Agents pushing with puffery that will pop the balloon.

I watch the homeless grow everyday along with the forclosures.

Sacramento just dose not pay the same for skilled workers that the Bay Area dose and the drive is just too long to settle for someone elses 50 year old fall down.  Watch your step!  Don't hagle over a few dollars when so much is at stake.

If is sounds to good to be true, you know there is something wrong going on.  A good title company is alway more important along with at least on experienced Agent.  Agents are not required anymore anyway but Title companies are.

I hope greed dose not ruin Rancho Cordova.  Never seen so much cheap paint in my life along side bad grout and unexplained back yard hack jobs with almost all with fences falling down.  Agents sell dreams and create urgency without the splashback getting on their shoes.  With all the mixed use and section 8 housing in this area, the crime should be your worst fear along with the job market. You shoul't need to dump 75k just to fix the left overs and feel security.  A few hundread dollars is nothing!  You should have a minamum of 10 k just to burn/fix what you miss / find in the first year and get a warentee if possible.  If you are not sure that you have the pad then don't do it.  Check all the forclosures on the market for the zip code, it will blow your mind.
