Ray doesn't use his last name on any correspondence. Its becuase if you Google him, all kinds of scam reports show up. Kind of like this one. He lurks around on Bigger Pockets and other sites like it looking for people who look for financing.
He reached out to us for 2 commercial financing deals we posted on Bigger Pockets. Clearly, neither one of them went through.
Ray isn't stupid (most crooks aren't), and the process looks pretty legitimate. Until the day you realize it isn't. We wasted over 4 months with this clown, lost a big deal, and paid $3500.00 for an appraisal which never got ordered.
If you have a similar experience, please report him. He believes they won't prosecute him. Caitlin is his wife, also a scammer. They both have multiple cases and reports against them. Jay Evans appears to just be a fake profile.

I have paid sb loans over 12,000 in fees, supposedly for appraisals, over 3 months ago, and to this date, no funding! I have a sense I have been RIPPED off.
