They are blackmailing me for an additional $100 in rent. An
alleged "late fee." Their offices were closed on the 1st and somehow

I was supposed to pay rent on that day even though I pay with Credit Card every
month. They threatened to evict me if I didn't pay so I was forced to do so...

Misunderstood Website

AUTHOR: GregWalker2013 - (United States of America)

Sir,

Our utilities are paid through our complex so that "online portal" that you are referring to "First Billing" is to pay our utilities/cable bill.

AGAIN, there is no online access to pay the RENT!

Thanks.

Directly from the Website

Directly from the Website YOU provided they state they have on-line payment.  So are you going to now claim that they are lying and to perpetuate this lie they even created a fake payment site utilizing the name of a real company?

Residents

Online Payment

Note: Rent Payments are processed by First Billing Services with their FirstPay product. You will need to create a new account by going to First Payment and clicking the Sign Up Now button. You can pay your rent using a Mastercard, Visa or Debit Card. If you have any questions, please call them at 877.436.2798 or email customerservice@firstbillingservices.com. This link will take you to a secure online payments page.

By the way..if you actually read the rest of the post I wrote(yea I know it is very hard for some people).  I actually said in this case being charged a late fee is a bit harsh..BUT if these are the terms in the lease then if you didn't like it doesn't like it..you shouldn't have moved in.

No Online Access

This complex doesn't have an online portal to pay with Credit Card, you either pay in-person or over the phone.. Therefore, the fact that they were not open/available to take my payment limited my options.

Again, a complete Ripoff, $100, are you serious? Especially when the rent day fell on a NATIONAL holiday. If they are that hard up for $100 I will make sure that they earn it the old fashioned way, I don't do charity work so I will make sure that at least $100 of resources are used defending their entitlement to an additional $100.

Yep..you were late

In looking at your apartment's web site they have on-line payments.  Since you obviously have a computer and pay by Credit Card you could have paid it on the 1st.  Now, yes there is probably a fee, but that fee goes to the billing company.  I also bet it would have been less than the late fee.  So you could  have decided $100 late fee or $10-$20 processing fee.

Your other option would have been to pay it a couple days early when the office was open.  Since you use a Credit Card the extra couple of days isn't going to cause you any inconvenience or even a cost more than probably a few cents in interest.

A third option would have been to drop off a check.  My guess is that they have a Drop Box/Slot that you can drop off a check when they were closed.  That way as long as it was there before they come in on the 2nd you would be considered on-time.

Now, to give you the other side.  Being charged a late fee for being one-day late, especially when that day is a holiday is a bit on the strict side.  However, if they are following the terms of your lease in regards to late payments.  Then unfortunately you agreed to it when you moved in and now must abide by it.  But if they are not abiding by the lease then you have a valid complaint.
