We have had this apt since 1992 (18+ years). We have had to ask for repairs to plumbing, electrical, etc. All repairs performed were faulty and had to be fixed again within months.


We had no hot water in our aster bath sink for over 4 months. Our neighbors apartment had created water damage to our apt in April 2010, damaging our master shower, closet and kitchen. The master bath had to be gutted and repaired (I later found out they did not have the proper pemits to do certain repairs). The tile was laid improperly and had to be fixed twice. The tile is cracked all over, tiles are shattered. The walls had started cracking as well. I still cannot use the shower in my master bathroom.


I withheld August rent and demanded they complete repairs in the master bath PROPERLY, then move on to the guest bath (which my children use, ages 10 & 2). The ceiling paint was peeling, the window frame was rotting away, the toilet tank was cracked and leaked water on the floor. The faucets to both the tub and sink are seriously corroted and material chips away at the slightest touch. The walls show mold and mildew forming in the drywall.


They "repaired" it by putting plaster over the problem areas and half a coat of paint. The mold is still there, my kids use that bathroom!!!


Tri-Delta has since filed a wrongful detainer and is trying to evict us.


To this day I have more water damage in my kitchen from the sink, and from the wall adjacent to my kids bathroom.


I have pictures of all the defects and can prove that my withholding rent was justified. A lawyer told me it has to be equivalent to 2 months rent. It's well passed that amount.


If you live in Stoneridge Apartments, or are being managed by Tri-Delta I suggest you learn what your rights are. I now have to move, face a court date for eviction. Yes, moving out of this place was planned, but not this soon. I just wanted the damage repaired. I spent the past 5 months waiting for construction guys to come. My 2 year old knows them all by name, its sad.


I also contacted the City of La Habra Building Inspector, who came down and found MANY violations. Ex: the pool was just replastered this past may/june...they did not have a permit for that!!! The year before my daughter's best friend got a pea sized chunk of plaster stuck in her foot. I had to cut it out with my teeth cause it was so deep and I had no other way to help her.

I found some more pictures which show the damage to my apt.

Note: I am not sure if this is legal, but I was living in this apt 6 months before I was forced to sign a new lease, as I was taking over the apt from my mother who remained on the lease as a co-signer, but she had moved out to take care of my dying grandmother. The date the lease was signed and the date the pictures were taken are IDENTICAL. We had requested a temporary apt or a new one of same size since the apt needed new electrical, new plumbing, new paint, new carpet, and both bathrooms had severe water and mold damage. We were told that any change of apt was going to increase our rent by over $200 per month to the current rental price charged to other new renters. We elected to keep our apt because we refused the slumlords attempt to extort us and the repairs were all negligent.

I also larned that if the managers were to disturb an area of drywall in a rental unit built before 1978 with a possibe presence of lead paint (asbestos warnings in lease), that they must seal the area to be repaired and take special precautions with a child in the home under the age of 6. I had a newborn son during the first renovation, and he is now 2 years old and no precautions were taken to properly safeguard my children.

Also, the men who perform the majority of the work on the property site are not licensed ontractors or qualified to do plumbing or drywall, tile, etc.  

Tri-Delta and Stoneridge Apartments, in my opinion, should face any and all civil and criminal punishments required by law. They were negligent in all repairs, failed to obtain permits, and put my family in unnecessary harm. They hired the cheapest outside contractors possible in an attempt to maximize profits and neglected to do any work within a reasonable amount of time ( 30 days as deemed appropriate by local law) if they even did the work at all.

One last laughable point...Our sliding glass door was installed improperly. Meaning the door slides to the outside of the patio. We can actually be locked inside our apt from the outside. Great for possible intruders or robbers!!! When we brought this point up to management and they laughed and said it was impossible, without even the slightest care to at least inspect the door to see if we were, in fact, right. We have tested the door, it does lock our family in leaving us vulnerable to danger, as there is no way to prevent it from the inside of our apt.
