Was refinancing via. Quicken Loans, and they ordered an appraisal from TSI Appraisals.  They came out and quickly completed their inspection.  The real shock was when they pulled comps for my property.  They didn't bother to use the most recent, most identical sold properties for comparison- instead using sales over 6 months old.  The market is vastly different, and there were perfectly good comps that were more current.  I flagged this to them, they ignored that information.  Also, they appraised the land far below the tax assessed value.  In total,  their appraisal came in at $454k, had another appraisal come in shortly thereafter at $520k.  Needless to say, I'm not going with the Quicken Loan.

As an appraiser, I have to say this is an appraisal issue.  Not an issue with TSI.  I have never heard complaints from anyone that has worked with TSI / Quicken Loans.

You should file a rebuttal to why you think there was a problem with the appraisal and contact a local broker or realtor to get comparable properties that should be considered in your refinance. 

Appraisers are not out to hurt anyone and are bound to provide the most realistic opinion of value for your property.  But I am sure there are some appraisers out there that are not the best.

So take your time, get some comparables that you feel are credible (within 1 mile, sold last 90 days, within 20% square footage, 20yrs +/- age of home and file a rebuttal with your broker.

They will address the appraisal with the appraiser and set your mind at ease.
