This is a warning to anyone who receives a solicitation in the mail from United Capital Mortgage Services / aka: United Capital Mortgage Solutions, also works through Bondcorp Realty Services, Inc. 

As soon as you receive this solicitation, throw it in the trash.  The solicitation is just to get you to call them and let them slick talk you into thinking they can refinance your current mortgage into a lower interest rate, at no cost.  
You can question them and ask them how they are able to do it, and they will tell you that they have their own underwriters and are upfront about the process and will keep you informed along the way. I was sent all the initial paperwork on time, and had an appraiser come to my home all within the first 2 weeks.  After that it went down hill.  The appraisal took a month to come through (according to United Capital, everyone was very busy), then the 45 day interest rate lock came up, and although I asked where the extension was, they assured me my loan had been approved and that it was so busy it was taking time to get everything ready.  My bank had charged me for a payoff, so someone had requested something.

After 2 months and little to no explanation about what was going on, they kept telling me they were working on it.
When I told them I wanted to cancel, they said they were sorry and told me I needed another appraisal.  After not hearing from anyone for another week, I again told them to cancel.  Low and behold, an appraiser comes to my home the same day to re-do it.  A week goes by and my agent tells me he is still waiting for the appraisal to come in.  A week later I contact the appraiser directly to ask what the hold up is, only to be told it was turned in 2 weeks prior to the agent.
So, 3 weeks after the 2nd appraisal, I have heard nothing from the loan agent, and I have cancelled.  This was a 4 month process.
Was I out any money?  Only a small fee to my bank for the payoff request.
Did I waste time?  Absolutely!  The interest rates have gone up since I started the process.
Can I stop anyone else from falling into the same trap?  I certainly hope so.  By filing this report I hope that anyone who is questioning going with this loan company run as fast as they can.
