I have just submitted my own report regarding Detroit Advantage aka USA Advantage aka New Orbit Funding

I went through another company, Experience International who were also inolved with the above mentioned businesses in 2012 and the representative you mentioned, purported to be from Experience International in all correspondence with me. Since then, her email address changed to USA Advantage.

They were all tied in together in an unholy alliance.

I was also offered all sorts of assurances prior to the sale. I specifically raised the issue of the management company and rent and was told on the phone that they would be there for me should any issues arise. Well, all sorts of issues did arise and they have not been there for me.

This is not an investment, yet that is what they call it. They send out emails every week peddling Detroit property as an investment, but when you can't get your rent, it's by no means an investment. It's a ripoff.

I cannot stress strongly enough how much of a level of comfort is offered prior to purchase, but when things go wrong, they are nowhwere to be seen. The opposite happens; they try to get rid of you. They don't want you asking awkward questions like "Where is the rent"?

Rent day is supposed to be the 10th of the month. I'm now waiting on two months rent.

They actually sent me an email asking if I would consider an resale of the property, but after some going around in circles with them they threw out a price of USD$8K less than what I paid for it. It's bizarre stuff. They never stop sending out emails with all sorts of positive information about Detroit house prices. It's up on their web site. Prices are supposed to be up by 18%, but your property they want you to sell at 33% below what you paid for it a year ago.

How much money did these guys make on the original sale? Experience International also got a 1,500 Enabling Fee, so the loss is actaully greater.

Detroit Advantage, USA Advantage, New Orbit Funding and Experience International are great at telling you what a great investment this is and how they will be there for you. The truth is different. When you go looking for your rent, you are ignored. Then to try and get rid of you, they throw out a question about selling the property. Of course, they don't want it to be at their loss. They want to make money twice over - the original sale and the resale.

This is not an investment. It most certainly not an investment for buyers outside the US. They offer you every assurance under the sun when they want you to buy, but disappear when the rent can't be collected.

To call this an investment is simply an untruth. It's a gamble. What is so annoying is that everything they put out there is designed to make the buyer think that they property will appreciate or is appreciating. What they didn't tell you is that they already charged way above what it was worth in the first place and that rent would stop flowing in. They don't communicate with you, and they don't tell you that there is a problem with the rent.

Stay away from Detroit Advantage. Their assurances don't amount to anything and their sales agents lie through thieir teeth to get the sale.
