This is the only company that I have ever seen get 2 f s on the BBB.

Our adventure with VHR started quite pleasantly. Alina was a pleasure to deal with. She was nice and she followed through. We were moving from SC to FL and she helped me pick a house and helped with settling the details. That was my last experience with Alina. Once she was done with her part though our experience went downhill and fast.

First we were told to only list the primary bill payers on the application and the lease we ended up with. Yes I know, alarm bells but hey, you don t look a gift horse in the mouth. You don t question people who are so nice and so helpful, (up until the actual move that is). And this is right around the time they agreed to defer part of the extra deposit, (because of my parents credit score), so again this isn t really a time to question someone s motives. So we pay our deposit and we are just waiting for a few weeks to go by so we can move.

On the way down here, (literally we found out on I95 about this) we find out that the house we paid a deposit down on and signed a lease was no longer available. I am not really sure if they rented it from under us or if the original people decided to stay but either way, the house is unavailable. So they put us in another house. The first house was 950. They said the new house was 1000 but they will give it to us at 975 to help out. (I found the house later on at 975 so the deal was just another lie.) We get into the house and within a couple of days we can tell there is something wrong with the AC.  We also mentioned the door bell not working and a leaky sink. The guy did nothing about any of it. He huffed and puffed about too many electronics and us needing to turn the ac up to 74 and leave it there. I have lived in 6 states and 2 countries, (as far down as Miami, fl and as far north as Germany) and have never had to turn the AC up to 74 for any reason. I can turn the air down to 65 if I choose if it is working properly. So he left and did nothing about anything.

Then we get a phone call about too many people living here. Apparently the maintenance man was the owners maintenance man and the owner was upset about 6 adults and one guest living in a 4 bedroom house. Now remember at the beginning they told me to only put the primary people paying the bills. Now that the owner knows how many people are there they are saying they never told me that. And yes, the lease only has 2 people listed, just as they asked me to do. But if they expect a court to believe that there was only going to be 2 people living in the house then they are going to be very embarrassed in court. I have been to court for work, judges are aloud to use common sense. I also have proof that they knew more than 2 people would be in that house, definite proof.

Either way though, they accused us of lying and then accused us of breaking the law by breaking the lease and then told me to stop being smart with them when I called them out on it. The last 3 weeks the house was in the mid 80 s all day and night. My parents are not in the best health. This was an unlivable situation. We moved. And paid the entire expense out of one month just to do so, (Ramen noodles anyone?). Then we get an email saying we will be sued. Honestly we hope they don t because we would rather put this experience behind us but if they do I will enjoy exposing them for the idiots and crooks they are in court.

I do not recommend this company to anyone. Alina is a nice lady and it is such a shame that others have to drag the company name down with them. Btw on that link above, that is 8 complaints they have had resulting in those F s.

Obviously you did not read what I wrote.

At no point did I ask for our deposit back. Ever. At no point did I suggest that I should get my deposit back. Ever. At no point did I even hint about getting a deposit back.

The security deposit was deferred before the getting switched to a different house debacle. We got nothing but a lesser house, (in our opinion) with a messed up AC and slightly higher rent. There was no nice gesture, they waited till the day we were to move in from 2 states away to let us know. That is not an example of good business.

I am not sure where you are going with the signing of the lease so again I can't see how you read what I wrote. You said you told them the people you and but that you were told to put yourself and your husband but not your children. So the main bill payers. Check, that is what we were told. They are saying the only 2 people that are supposed to be living in the 4 bedroom house is my parents because they are the only ones on the lease. They are also saying that we never told them about anyone other than my parents would be living in the house.

Even though you missed the mark on this one thank you for bringing this up because it further adds proof they tell you not to list anyone but the main bill payers. If they had a problem with the amount of people living there they could have voiced that before we moved and avoided this whole thing. It sounds more likely that they were hiding the amount of people living in the house from the owner and when the owners maintenance man, (they said the maintenance man worked for he owner, not them) they got busted and tried to hide behind the lease.

Saying that the AC couldn't cool the house because of the electronics and people is malarkey. We are in a larger house right now and have the same amount of people and electronics and our AC is doing fine. When a maintenance man tells you your AC is fine, that it's just the amount of people or electronics what he is really saying is that either he doesn't want to fix it or they are not going to pay to fix it.

I don't feel embarrassed about this at all. I am making people aware of this company, as others have done through Yahoo local, bbb, flaglerchat, and several other websites.

To the numerous families living in a SINGLE FAMILY HOME, sounds like your just mad that you were found out, and want to spend your time trying to make this business look bad. You broke your lease, you were not asked to leave, although you should have been. Again, SINGLE FAMILY HOME, not MULTIPLE FAMILY UNITS. You really expect to get your deposit back? This is exactly why situations like this are such RED FLAGS for landlords. I would like to comment on a couple of points:


  • Ms. Alina has no control over a previous tenant deciding to extend thier lease. very difficult for all involved, especially the management co. Sounds like Ms. Alina scrambled to accommodate you and even lowered your security deposit for your inconvenience. What a nice gesture for a company to do. Many out there wouldn't have done that. Again, out of her control.

  • As for the signing of the lease, as a renter myself I know that is total
    nonsense. We were asked the same questions as you.: How many people would be
    living here. We were also told to put my husband and myself on the lease. We did
    not put our 14 year old son on the lease, nor did we put our older son's that
    don't live with us. We did however tell them about the older son's that do come
    to visit at holidays and such. These are regular questions asked of a potential
    tenant. Anybody out there who has ever signed a lease knows that to be true. It
    is so obvious that what you are saying is not true. You tried to sneak numerous
    families into a SINGLE FAMILY HOME 

  • The maintenance man reporting suspecting to many electronics the cause.
    definitely a possible cause, especially in this heat wave we are all
    experiencing. A.C. units working overtime to keep things cool, and to many
    things plugged in results in sucking energy. With the amount of people living
    there I can only imagine whats plugged in. My house is struggling right now
    and we have only 3 people living here.

  • The maintenance man working for owner. The maintenance people work for Virtual Homes and that's who he probably reported your living conditions to. If he works for Virtual Homes it wouldn't matter what he saw because they are his boss. Again I know this because I'm a renter and have used the maintenance people on different occasions.

Virtual Homes Realty is a great company that helped me find the right home for our family and I have many friends who rent from them as well. People that follow the rules, pay rent on time and take care of the property they are renting will never have anything but a very positive experience. Renters out there like yourself who break the rules and then cry "fowl" fall under the category of:

     RED FLAG RENTERS

Again, anyone who rents  and lives their life by certain standards can see this as exactly what it is

    SOUR GRAPES for being caught.

Move on and stop embarrassing yourself with this nonsense.

As I said my experience with Alina was quite well. I still maintain that, it is a shame that you are getting the wrong information.

We have 6 permanent adult residents and 1 adult guest. My parents, myself, my Uncle, my brother and his wife. My sister is a temporary guest who is staying with us while she looks for and closes a house. My credit is bad due to student loans. My parents credit is bad because my father had to fight for 20 years to get service (military) connected disability. During that time he was unable to work so yes, their credit suffered greatly, (my mother has not been able to work most of her adult life).
 
I don't live with my parents because I am a dead beat I live with them to help take care of them. My father at times can't walk, my mother is in poor health as well. I guarantee you I do much more than a full time job. My brother and his wife are living with us as he prepares to join the military. My Uncle is mentally handicapped, he has the mind of a 4 year old. I am not sure why you are trying to call him a family on his own. We are all blood related with the exception of my brothers wife. More than 10 people occupying the property? Never.

The AC never tripped. Not even once. The AC was never set less than 70 and usually fluctuates between 70 and 72 in any house we are in. We have never had an AC unit tear up because we had too many people in our house and have had even more people living in a house than 6 plus a guest at previous homes.

Your lack of action on the AC created an unlivable situation for my parents. That is what forced us to move. You did accommodate with the deposit and I appreciate that, but you made no attempt to accommodate us with the issue of the AC.

I really take issue to you saying that the house you switched us to is bigger and better. That is patently false. The two addresses are 20 Riviera Estates Court, Palm Coast, FL (the original house) and 11 Wheaton Lane, Palm Coast, FL (the house we were switched to). A quick search on Zillow shows the house at 20 Riviera is about 100 Sqft larger. Now I realize that 100 sqft is only 5% of the house size but it certainly makes the other house not larger. They are both 4/2/2 and my parents chose the one at 20 Riviera over 11 Wheaton  because they thought it was nicer.

As far as the "few" complaints that are out there, lets take a look at that. Go look at the Better Business Bureau. Now do a search for "realty" in palm coast. Filter it by 10 miles so we can look at Palm Coast, Bunnell and Flagler Beach. Looking at all those companies, (27) yours is the only one with an f. Yours is even listed twice with both having an f. Yours also has more complaints than any of the others. Not only that, but yours has more complaints than all the others added together. I think that right there says much much more than you coming here and proclaiming to have thousands of happy tenants.

Complaint is a total lie

My name is ALINA and I am the owner of the company. The facts in this complaint are far away from truth . We had an elderly couple with adult son rented the home to make their home in Palm Coast. I remember speaking with the son very well. His credit was realy bad and parents credit was much better though preety low as well. Indeed when they arrived the home they originally placed their deposit on was not available due to previous tenants not vacating the property. Another homes was offered which was bigger and better.

When the complaint about AC was received we dispatched a repair person there, only to find out there were 4 families living at the property. The AC was being set so low due to the fact that there were more then 10 people occupying the property and AC was tripping from being set so low. I am not sure who should be talking about Bate ans Switch? This family was never forced to move, we tried to accommodate them every way we could. One day last week we got letter stating they moved and that keys were locked up in the house.Now,they expect their deposit back?

Unfortunately if one reads the few complaints Virtual Homes might have out there all of them are from a bitter,lies of the tenants who are trying to screw the terms of the contract and by threats and complaints get themselves out of having to pay what they owe. Now I am not surprised why everybody in this family including the parents have a very low credit score and have to live all together based on who's credit a management company would be willing to consider. Virtual Homes manage over 700 homes in Palm Coast area and we have 1000`a happy tenants who staying with us and move and grow with us. I hope this low life complaint will not effect anyone's decision in renting with us. I am sorry about misspellings this responce is being done through a cell phone.
