I too have my home loan with WAMU. Their customer service and loan servicing is horrendous. For the past two years that my loan has been with WAMU I have had nothing but problems.

I normally pay my 30 year mortgage on a 15 year payment, meaning I pay it as though I have a 15 year term doubling my payments each month. Additionally, I own my own company and my bookkeeper pays the mortgage out of our business account.

In Sept of this year, I was home ill and I received a phone call from WAMU asking very nastily when I was going to make the September payment? I was obviously taken aback as my mortgage has never been late in the ten years that I have owned this house.

After the call I immediately called the office and spoke to my bookkeeper. She gave me all of the information and I called WAMU back. (Try to get the person who called you back on the phone). I gave them all the info and thought that was that.

The next week I received another call asking the same question. I relayed the above to him and gave him all the info again. Of course there were no notes on the account.

Finally two weeks later WAMU located the payment. They claimed that it was held in suspense because it was a business check and they couldn't identify it. Also, since it was now October, they would have to post it as late and report it to the credit bureaus. I informed them that the name, account number and address is clearly printed on the check and the payment coupon was sent in with it. I demanded they correct my credit. This was to no avail, they claimed I had to prove that they received it on time with the postmarked envelope.

After 3 weeks of phone calls I finally got WAMU to correct the credit after calling the office of the president, who's number is harder to get than getting it to stop snowing in Alaska.

After that I decide to always overnight the payment or send it certified, so that I would have a signature and proof of delivery. In October I began this process, unfortunately, I became ill and was hospitalized and was out of the office until the last week of October.

Upon my release from doctors care, the first thing I did was go to the office and sign checks, I then personally drove to the Airborne Express box and dropped the payment in on the 25th so WAMU would receive it by Monday the 28th.

WAMU received the payment at 9:39am on the 28th. The payment was never processed because they claim originally that the person assigned to my account was out ill. Upon her return she processed it. It cleared my bank on the 31st. They marked my credit late again.

It took me numerous faxes, airborne reciepts, letters, a call to them from the Banking Commissioner and 12 hours of phone calls to get this corrected.

Now, here is the clincher. I overnighted my November payment at the beginning of the month. At the beginning of December just as I mailed out my December payment WAMU called me again asking for my November payment.

I had just receeived my November bank statement and told the collections people they had cashed my check for November. I read him everything on the check... I HAD THE CANCELLED CHECK.

He proceeded to tell me that check bounced. How could I have the cancelled check and it have bounced. This went on till Xmas, where to resolve the issue I had to wire them another payment. In the meantime I had faxed back and front of the cancelled check along with my bank statement.

Finally, New Years eve they claimed they were correcting it, "even though it was my and my banks error". These people can't keep track of anything. They even sent last year's property tax to the wrong town.

No one knows what they are doing down there.

Why not Refinance?

When my mortgage was assumed by WMAU and they screwed up on paying my homeowners insurance out of the escrow (that took 3 days of round and round calling to get straightned up) I just refinanced through a local bank and haven't had a problem since.

If you have been making double payments you should have enough equity built in where you should be able to get a good rate on a new mortage.
