Wyndham Resorts in lake tahoe and everywhere they are are horrible people dont know how they can sleep at night. If you ever have been to one of their sales presentations ?? if you havent and you plan to go dont walk away run away !!!!!

My story in my eyes is prettty sad. You see in oct 2006 me and my husband fell for it and went to this stupid presentation in the cesar palace hotel and casino in lake tahoe nevada. It started out with of course the vidio and how wonderfull it was to own this amazing to good to be truth timeshare...

Then came Tom, the most "wonderfull" salesman availlable. You see Tom and the Director of timeshare sales in lake tahoe had a perfect plan for their next victims us. It started out with the great timeshare that we would be missing you see after presentation was over we had decided that we could not afford this right now and that the day that we where financially capeable we would purchase one of this i mean who wouldn't. But they said look guys we can work with you and we will show you how it will pay for its own .You see we told them how much we made and they let us know that that wasnt neceseraly what we should put on the application we told them that we had not to good credit and that we wherent sure that we would qualify. They said dont worry we will just do it to where we dont check credit andthis will help you guys in the future when you guys are ready to buy a home. Our eyes where full of exitement cause we had tried so hard to fix our credit so when possible we would be able to buy a home

Meanwhile Tom was teling us his horrible story about when he almost died showed us pictures of him in wheelchair with srews in his head and how happy he was to be alive so he could help people buy this wonderfull timeshare. I look at this know and think wow we are so stupid how the hell did we fall for that!! I am amazed that he shows his pictures so we feel sorry for him and now i think back and would not be shocked if they told me that tom was never near death and he wasnt disabled i almost think that part was a lie. He let us know how buy not getting this we where depriving our kids from a wonderfull childhood full of memories he said do you really want to do that to your 3 little girls?? Ahh little did we know that this would just deprive our little angels of so many things from b day parties christmas and even electricity at one point. You see when they practacly made us lie on the paper about our income we should of had seen the red flag. But no our mind where filled with the great things that this was going to do for us . Wich they all ended upi being not true icluding when they told us we had 10 days to cancel, and when arriving home i looked it up and relized that this was just not going to work financially i called it was the 6 day and you know what they told me that i only had 5 days and i was stuck with this. My heart fell to the floor and that is when my sleepless nights started. You see we could not afford the $1,500 down payment they said dont worrry give us a post dated check for 600+ 2 more postdated for 300+ and that way we break it down in payments we struggled to do this but stupidly did it.

those two 3 moths we skipped our car payment and out electric bill wtf where we thinking and they had lied to us we thought we had 10 days and it was not true or was it?? the point was that we dint have a choice we where stuck they told us. at one point i called crying beggging for help and they told us you know we dont want to talk to you send a payment or we will foreclose on it and that simply terrefied me.

i begged for months and stop sending payments a few months later and in august we where fallen so far behind that we took out a personal loan just to catch up on all our bill including this cause here we went again witht the foreclosure situation that made me cry like crazy after getting that loan i paid for a few more months and we where back to the same situation.

i tried the rentiing thing but guess what never not once not even year in advance was there anything available for me to book . How the heck was i suppposeto make money from to make the payment. i tried and tried at one point i talke dto them they told me just sell it and take a hit because of what we owed that would mean our 12000 timeshare wich we owed 11000 of cause of the interrest would bring in about 500 on ebay so we would take the 10000 dollar hit what a joke huh??

All i know that from this expirience we have lost our dreams of ever owning a home. gained so many stressfull and sleepless nights and 3 little broken hearts . All because Tom tought that it would be in our best interest to lie about how much we made. To take this timeshare we could not afford. No i dont blame tom completely it was our fault for falling for it still everyday of my life i ask my self what the heck where we thinking . we are so stupid always saying it was such a scam and we fell for it their is so many other details that i will be ading to this as i get so overwhelmed just writting about it imy heart just aches over our stupidness and i hope that this will make customers out there really researh this before they buy timeshare and who they buy from i defently say stay away from fairfield wyndham vacation resort

Wyndham resorts are absolutely beautiful and modern; however, the company does not have the best reputation regarding timeshares, which is not surprising being that they have an F rating on the BBB. Most complaints are about the deceitful business practices and insulting behavior on the part of Wyndham timeshare salespeople. According to the BBB, they have a total of 1475 complaints.

There are many solutions regarding unwanted vacation properties. Most people try to sell it, but they find themselves into a dead end after they realize the resale market of timeshares is not robust, and never has been. Consequently, the best way to get out of a timeshare membership is by cancelling the contract. Timeshare cancellation has many advantages, but the most important is that once you cancel a timeshare, you do not have any further obligations attached to the resort. Go to a Credit Counselor

Forget the timeshare. It is done. You are going to have to figure out how to get rid of it. Bankruptcy is an option but you should go to a non profit credit counselor and get on a budget. Cut up credit cards, get a Visa or Mastercharge debit card, and figure out - with the help of a credit counselor - your income, assets and liabilities. He or she will give you options and will help you pay off your debts with reduced interest.


You got in over your head. Shop beating yourself up and get the help that you need NOW.

I wonder after reading your spelling if you are educated enough to even be in this type of comsumer market.  You should educate yourself before jumping into real estate commitments.

First option is to send a fax into the office saying you want to cancel. If its passed the time you just include you were sold on the idea of investment and misrepresented cause the agent that sold you said that you get free airfare and and all kinds of stuff you never got. They will cancel you at anytime to avoid lawsuit with no problems.

Option2: You should keep your timeshare. My grandparents bought a timeshare 20 years ago on the lake for $2100. They've been using it and love it for 20years. Today it goes for $17,000 And I must say you don't purchase a timeshare to make money but to make memories. My grandparents will never sell even if they were offered $50,000. They love it. I myself own with worldmark and have vacation credits. I love it. Im only 26 and Ive been to places most people wait to see when they retire. I have a daughter, her and I were in st Thomas and have are pictures taken on the beach and shes in her own little chair and umbrella. I vacation with my family like im a CEO of a company and people ask me how I do it. I only make $30k a year and that's supporting a family"so not much" but can still afford to take exotic vacations and retreats. I also have the pride of my daughter learning from the real world and not just from some textbook. So when shes a little older and the teacher is talking about some place in a textbook my daughter will most likely say shes been there and has learned a few things that she can share with the class.

Also think ahead. If you think its hard to vacation on the money you have now, what are you going to do when you retire? Or are you gonna go off of the idea you will be in a differnt situation, or hit the lotto, or get a better job between now and then? Remember its not that we plan to fail, its that we simply just fail to plan! A timeshare is what you will rely on for fun when you retire. Since you sound young like me you can take a lot of great vacations and make memories before you retire and its paid for its self many times over.

Is it really Worldmark's(Wyndhams fault)?

I am not a timeshareshare holder, but was thinking about becoming one and so I searched for complaints. I am reading all these posts about how Woldmark is a rip off etc.

What it seems to me is there are NO valid complaints, most people complaining are complaining because they were "pressured" into buying the timeshare. or they are complaining because they couldnt afford it after all(what the hell did you sign contract for then)?

If you cant afford the $15K that one of these things cost then how do you expect to afford the $1,400+ airfare (per person that a lot of international flights cost) that is why they ask if you make over $45K a year. If you can't say NO to a salesperson then there will always be someone willing to take your money(a fool and their money soon part ways). I was expecting to maybe see complaints about trouble booking vacations or something like that , but all I see is a bunch of adult babies crying over their bad decision.

If you make over $45K a year and can't afford it then I think to find the problem you need to look no further than yourself and the way you manage your finances. C'mon grow up people, you are responsible for your own decisions and to get info before making a decision that will cost you money. Stop trying to blame others for your poor decision making skills. If anyone has a REAL complaint like HORRIBLE HOTELS,TROUBLE BOOKING A VACATION, using RCI(the exchange company) then please post I would like to read. Thanks.

Timeshares as an investment

Timeshare sales are proof that Americans know very little math. The yearly maintenance fee and exchange organization membership alone is more than the cost of renting a comparable facility without having to buy it. I would not accept one if it was given to me free of charge and I have sat through a number of boiler room sales pitches.

Story Lacks Credibility

Let's agree that Tom pressured you into signing; you are still just as responsible as him for signing against your own best judgement. I get sick of hearing about bad salesman from people who are just as much at fault for their problems. Don't tell me both you and your husband couldn't stand up to one salesman; especially since you weren't being coerced in any way; just encouraged to sign. The real problem I have with your story is that, by Nevada Statutes, the "Recission Period" must be stated in writing in the Contract of Sale and acknowledged by your signature.

NRS (Nevada Revised Statutes) 119A.410 Right to cancel contract of sale: "The purchaser of a time share may cancel, by written notice, the contract of sale until midnight of the fifth calendar day following the date of execution of the contract. The contract of sale must include a statement of this right."

Why didn't you read your contract for five full days after you left the sales office?

Thank you for your blessings!!! in my opinion i belive it is the company they are the ones that hired him and theylove people like him that are born to sell ..... You see despite me and hubby being stupid and buying this i belive that he is just a really good salesman that doesnt care what he has to do to earn a living.

Tonia - Sorry to hear about your situation. I have had some financial difficulties in my life and I know how much it must be weighing on you. I do hope that you and your husband pull yourself out of this. Stand tough and you will make it. I will keep you in my prayers.

I am writing to tell you that I however disagree with your assessment of the company. It is not all of Wyndham's fault that you succumbed to the pressure of a sales person. Tom is the issue. Please hear me clearly - I do not condone how he went about it. Your first clue to a scumbag sale person should have been the fact that he was asking you to lie. You should not have only walked out of there, you should have run. Do yourself a favor in the future and walk away from anyone willing to lie. If that are willing to lie to the lender they are more than likely willing to lie to you.

Not all the folks at Wyndham are horrible. I have been an owner for 9 years and have had many good experiences. Yes I have run across some that should be selling used cars, however you get that in any company. We live in a world with both good and bad people.
