ZRS Management Zom Management FLorida ZRS Management not enforcing HOA Condo Documents not doing what we pay them to do Internet

ZRS Management has been our Management Co. now for the last three years.  They charge us 75,000.00 Management Fee 275,000.00 or more in Salaries just to have them to enforce our Condo Documents which they do not enforce.  Condo documents state all leasing and rentals must optain leasing permit or be approved by Board of Directors.  I know of five different units that they are not enforcing the rules on.  They require to produce proof of insurance and threaten to buy it if you don't produce it.  I know of serval units that no proof of insurance has been produced or has the HOA bought it and charged the unit owners.  These units that have no insurance on them have caused thousands of dollars in damages to other units in Allergo Palms Condo's.  Fires caused by tenants that were moved in with no lease no proof of insuance and no background checks but ZRS claims their communities are safe to live in.  We have criminals, drug dealers, and child molesters living in Allergo Palms because ZRS Management is not enforcing the rules.  I get no sleep because of domestic voilence or dogs barking to all hours, or screaming going on for hours and water damage to my unit a lone four times this year a lone but I have to compley and produce my copy of insurance and pay my HOA.  The unit above me hasn't paid HOA since 8/08 but people are allowed to rent it out and put whoever they want cause whatever damagaes they want and not be held responsible for their actions.  ZRS Management it took them 9 months to evict one set of tenants and now will take another 9 months or longer to foreclose on this unit that has never paid a dime in HOA since 8/08.  But they got the same 347.00 refund I got this year even though they didn't pay any of their money in HOA dues.  ZRS is way over there heads and not a good Management CO.  DONT rent from them run as far from their properties they promise the world and don't care about the communities.
