My husband and I purchased a membership to Royal Holiday the 2nd week in Jan/09 and have had problems since we got back. We have tried our best to try to rectify the contract ourselves (I have communicated with them well over 40 time). The things that were said in the presentation were misleading and false, we went on vacation and tried using our membership incentives.....ha ha ha! They weren't written into the contract! The salesman just told us what they were.

We purchases 30,000 points for $20,000.00 and were told that our travel costs would be fixed for the next 30 years, maintenance fee of 700.00/yr ( increasing maybe 1% per year )..... In the operating rules it practically states that they could increase it as much as they want, as long as their annual budget supports the increase. My husband and I worked it out, it is cheaper to go through a travel agency and thats without spending the investment or 20,000.00. It would cost $6,000.00US to go to cancun (Family 5) using our membership and it would cost $6,500.00 CAN going through a travel agency.

The fact that they wouldn't let us leave the presentation room to think about it should have been a clue right there! We still owe money to Royal Holidays and there are threatening to send it to collection, I'm stuck I don't know what to do? Tried contacting a Lawyer, none here deal with mexico, tried the net to no avail.

Saw an ad for "The Owners Advocate" does anyone know anything about them?

Does anybody have any advice on a good Lawyer in Cancun mexico who deals with timeshares like this?

Maybe we should just pay the balance and not wreck our credit! I'm in tears over this. Thats a lot of money to keep throwing away every year. If they would just hold to what the salesman told us in the presentation we would be more than happy to pay the money, Because we liked the vacation membership according to what the salesman was describing. We even went back there to try to fix the contract, no one was available to talk to us the whole time we were there, that was a waste of time and money

So far every blog I have read states that we can't get out of the contract, Good job to those who managed to catch it before the 5 DAY expirey. This "Owners Advocate seems promising though, but do I want to throw more money away? Thats what I am thinking.

Does anyone know what happens to the membership after it goes to collections? Is it considered Nul and Void if so then that should be the end right? OR does Royal keep sending the yearly maintenance fees to collections (for 30 Years)? If you pay it off at collections do you then get to use the membership? Operating rules don't say anything about this.

I could keep going on and on for pages and pages but I better stop now.

Any advise is welcome from anyone.

Royal Holiday Scam

I bought a timeshare with Royal Holiday and they lied to me at everything, every time I check for travel dates are not available and it's cheaper to booked flight and hotel with Expedia. The service is really bad, I asked to speak to the manager and was told that I cannot talk to her and that I cannot cancel my membership.
I't´s been a nightmare for me!!! I was doing a research on internet about this fraudulent resort and how to get out of this fraud, i found this information and i want to share it with you, i hope it helps someone:
