I PAID THESE PEOPLE FOR A LIST OF RENTAL PROPERTIES IN THE L.A. AREA WHICH WERE EITHER RENTER, TO EXSPENSIVE, OUT OF MY AREA OR THE OWNERS HAD NEVER HEARD OF THEM, I NEVER GOT A HOUSE. I NEVER GOT A REFUND, OR A CREDIT REPORT. I WAS TOLD BY THE MANAGER THAT IF I CAME BACK ON THE PREMISES I WOULD BE ARRESTED FOR TRESPASSING. I PAID $225.00 FOR A WORTHLESS

Now there is a word loosely and freely used in California, most people use this word when they do not understand a concept or service after they agreed and ordered or they just want to break an agreement after a company/business has provided a product or service.

If it is a scam why do these companies hang around for years after you say they scammed your money.

Good Question would be Who Is Scamming Who?


I do not know this particular companies service efforts but I can say I probably know more about this industry than the people running them.

This company may have been a rogue company or maybe did not give a 180% as some people expect, one of the hardest thing for companies like this to do is get the customer to UNDERSTAND the concept of time...

FACT: Homes get rented extremely quickly almost within hours of them being listed.

FACT: Customers will turn up for a listing then insist on being given the homes they missed from the day before they scream I paid for those listings I do not care if they are out of date THERE MINE! they then go crazy when they find out they have been rented, that is the customers fault for not obtaining and calling immediately the same day listed.

FACT: Customers pick up listings and then sit on them for days before calling.

FACT: Some homes that are rented by owners have their numbers disconnected when they vacate the home, this does not mean the company intentionally listed a disconnected number it normally means either the number was mistyped which is unlikely or the owner has rented his home right away and has not informed the company as he is supposed to and disconnected his number instead.

BIGGER FACT: Homeowners rarely call in to say their home is rented when it gets rented WHY? because they are generally selfish lazy, ignorant and unthankful section of the market hence the way they make potential renters feel like the lowest form of life when trying to rent from them even though the renter is paying for the shack that they think is a castle.
Landlords rather than take the time and call up and say remove and a possible thank you for the FREE service and FREE credit reports they received would rather wind the agencies poor tired client up by saying either they have never heard of the company or it was rented 10 years ago when in reality they do know the company because perhaps their wife took the call when they were out and the truth is the home was only just rented that day.

FACT: When a landlord describes his home 9 times out of 10 he will exaggerate, example he will call a duplex a house, apartment a condo etc, all the listing agent does is copy his description word for word, there is NO benefit to a company to call an apartment a house, they do not want any problems the only person that gains is the Realtor or Landlord that collects the rent the rental agent gains NOTHING.

The rental agent cannot discriminate against a property landlord or description given what maybe a ghetto to one person maybe a mansion to another THE AGENCY CANNOT DISCRIMINATE.

Landlords are not much different to realtors who intentionally lie in their adverts in fact browse through the paper and randomly call a pumped up property that a realtor is listings, 95% of Realtor adverts are just purely hooks to get you to call them that is why the DRE has over 200 Broker and Realtor arrests and major criminal violations per month most of which are the biggest real estate companies.

FACT: Most of these rental companies have databases of demographics which track customers activity its generally found the people that rarely come in or pick up listings late are always the ones to complain that everything is rented or is disconnected, if you go into a restaurant and order hot food you cannot complain its cold if you wait two days to eat it.

The problems are endless for these companies when dealing with an over paranoid sensitive scam crazy accusation industry, if people would stand back and look at the true ratio of happy to mad clients it is a massive difference normally around 5-mad/100-happy but in this society you only get to hear the negatives not the positives.

My Extra Comment

This whole industry in California is messed up, here you have companies that will place 1000's of clients over a period of time and provide a much needed service to people that no one else wants to help, but in turn will off course get a small complaint ratio in comparison, just like any service orientated company (example Sears which has a whole floor to handle complaints), generates a small ratio of complaints normally a
couple of handfuls in comparison to 1000's of happy customers. Those few complainers will call up the BBBB or Bogus Better Business Bureau who have got to be the biggest legalized scam that has ever existed the BBBB wind the clients up with misinformation and suggestions and automatically file negative reports on any rental agency regardless if they have a clean
record or not.

You want to test the bogus limits of BBBB call them up as I have done before and make up a Company name and address and say I am thinking about signing up with this rental agency do they have a bad record? 1st thing the BBBB will do is imply they are all scams then amazingly that made up name you gave will appear in their records with a standard generated report implying this kinds of companies are a rip off.

Amazing really rental agencies are only classed as a scam in California anywhere else in the world they are classed as a much needed resource, and people are happy to pay, Californians in general try to get what ever they can for free by just screaming and throwing tantrums when they do not want something anymore, and refuse to be responsible for their own actions.

Rebuttal:

Unlimited Credit Bureau is a HUGE SCAM. The first letter is correct. Phone numbers given on the sheet are disconnected/invalid numbers. Places I called were upset that UCB had used their previous ad from the newspaper. Searched for addresses on the sheet that never existed.



Searched for houses off their sheet to find that they were apartments (many times).

I was ripped off. I did not have the time to battle this with them. As with many other people that work 40+ hours, time is limited. Satisfaction is obtained with the fact that for everything there is a price to pay - plus interest

To Expensive?

Agencies list as they are told they do not set the prices only the landlords set the prices.



Owners never heard of them..

All owners say that when they are too embarrassed to tell you they have not bothered to call the listing company back to tell them to take their home of the list.



Paid $225.

There are no agencies in San Gabriel Valley that charge $225 sounds like you are pumping your story



Trespassing...

You were probably threatening the staff with violence which is illegal, you want to force that is what the court system is for.



It is very hard to place people who sound the way you do because when you go to the landlords the landlords get intimidated by your attitude and appearance.



Polite working well spoken people find homes right away they are easy to move on, what is left is the rude mean scummy looking people they are the ones who point at other people for their problems. Do not get confused when you went to the agency you were all ready homeless they did not put you in that situation.



Brokers complain all the time about how hard it is to deal with people with credit problems, bad appearance and difficult people, they find once they state they will try and help even for free, these types of client turn into violent loud rude clients that they have huge difficulties to get rid of ESPECIALLY when the broker has charged a couple of dollars for

a credit report to see their credit first.



Rentals are an extremely difficult industry to be in the money can be good but the stress level is extremely high, once someone has paid these companies problem background clients presume the agency has become a virtual slave and presume they can talk to the company any way they want with the full presumption they have every intention of asking for a refund regardless if they found something or not , they off load all their personal problems and blame the companies for nobody wanting to rent to

them.



The majority of these complainers do not follow the agreements at all which are not designed to trick the client they are designed to make sure the company does not work for free and to make sure the company does not get tricked when they have worked for someone for a long period of time.



Basically if the client does not follow the service plan and agreement the company cannot guarantee placement, if the client is not looking at all the properties each day on time again the company cannot guarantee placement hence no refund. The company is not going to work for 60 days out of 90 then you turn around and say cant find nothing me want refund while banging your knuckles on the counter, the refund is not going to happen like that, you want a refund FOLLOW the rules you agreed to.



Most clients go in gun h*o sign everything in site with out reading first, with the notion that if they find something or not they will still scream for their money back at the end, when they realize that screaming does not work they start filling fake exaggerated reports in an attempt to strong arm the company into a refund.



These companies the day you sign up know exactly who will ask for a refund and who will not, in general the lower class looking lower income people are guaranteed to ask for a refund even if placed, when it comes to applying they go through a whole song and dance routine pretending they moved in with their mother or that quote unquote miraculously found it on their own before they saw it in the list, or they say they just have not

moved at all!



When the company asks for simple proof like their current landlords number or a lease agreement or a utility bill they start screaming why the hell should I give that err BUSTED!

Or their home number is called where they are now SUPPOSED to be living with the mother and of course she states no my son does not live here he moved to the beach err BUSTED!



When the clients realize their plan is not going to work they hit the roof but guess what you can bang the floor bring in the armed guard tanks military personal YOU WILL NOT GET A REFUND so STOP wasting your time, don't bother flashing your tattoo's and your missing teeth or coming in with some thug looking characters, when you scream at the people that operate these companies that can take what ever you dish out and then times that by a 1000 they will not budge and refund you, most of these

owners would not blink at the thought of a punch up so do not be fooled by the shirts and ties that they wear they are definitely NOT pen pushers, this is the business they are in they expect people to try to rip them off they expect people to get violent and they are all ready waiting to hear your story and take you on why because they have no intention of working for free, only one thing counts to them DID YOU FOLLOW THE AGREEMENT that

YOU agreed to if not



NO REFUND



Its no longer YOUR money its now THEIR money
