ARC American residential communities ARC/ Sundown MHP Mis management Clearfield, Utah

    This community management company fails to enforce nearly all of the community rules. Complaints go without action. It has been this way for over six years. When a manager starts to get things done, they fire him/her. Since 2006, I have seen six managers come and go. 
 The roads, and other common areas are in poor condition. The pool that is supposed to be available to all residents, is almost always loaded with people who aren't even supposed to be there, (non-residents). 
Vehicles are always parked in restricted areas, landscape rocks are thrown about the streets by children who are unsupervised.
The lot rent has gone up in increments of $20 each year. We are told that it is due to the property value increase, but they do nothing to improve the aesthetics of the community. They cut our water rights from 10,000 gallons to 7,000 gallons, and increased the charge.
ARC will promise you the world to get you in, but once you are here, they simply ignore you.
There are many homes on this property that are used to harbor multiple families in excess of the city zoning codes. There are several homes on this property used to run commercial businesses.
This is a bunch of bullsh!+. Residents are starting to take matters into their own hands because the management does nothing.
