My first loan they did well with minimal headache, my LTV was below 60s and they had a few hiccups. Tolerable but the incompetence in the loan processing department really shows when you talk to them on the phone, i.e. if you can get them to call you or return your call at all.  Usually the processor calls you to tell you if they need additional info or documents, but this processor is clueless asking for documents they already have and would send you an email to call her when she could have easily stated want she needs via email or voicemail.  What is even dumber is when you electronically sign the documents, they ask for them again a week later by faxing you a copy to sign.  Then it goes to underwriting and it gets better.  The underwriters ask about credit purchases that are documented and paid in full by the bank statements that were sent in.  Then they ask about where you lived previously and fax you an address statement asking you to sign, mind you they already have this address in the application you filled out two months ago. I truly believe 'underwriting" is a boiler room full of high school dropouts concocting more delay schemes.

The second loan is my mistake. I was a fool to believe that lowering my interest rate 0.5% would benefit me financially, but it caused more headache than the first. All of the above mishaps and boneheaded decisions were repeated the second time around. The icing on the cake is now the loan processor never calls and it is now 3 months past the original loan date.  I signed electronically and signed the Disbursement with the Notary Public about a week ago.  Still no funds, even though the contract says I get funded the following 2nd workday. 7 workdays have gone by and still no funds.

UPDATE:9/27/12
The last episode in a bad movie + sequels.  The refund of the $650 Hazard Insurance came through last week via FedEX and a settlement statement still has the wrong date (placing my palm to my face).
I get a letter from Central Mortgage Company in Little Rock AR. informing me that Greenlight sold my loan to them.  After months of me telling people to avoid Greenlight Financial because of the incompetence in the staff, they get the last dig back at me and there is nothing I can do about it.  Revenge is all they were focusing on while reading my complaints about them.  Central Mortgage ranks among the worst in consumer complaints and in Ripoff Report as well.  Gotta hand it to Greenlight when you lose a clean fight, just get dirty.  Now we regret ever having heard of Greenlight.

UPDATE 9/19/2012 Nightmare on Greenlight St.

Loan is closed, paid an extra mortgage payment to my old loan company because I didn't trust them to come through.  Had I not made a payment and the loan delayed further,  the missed payment probably would have started a foreclosure process. The incompetence and frequent disappointments made me lose all trust in the loan processors at Greenlight.
They hastily processed my final statement putting in the wrong settlement date and tried to sneak in a Hazard Insurance charge.  As of today, the settlement date on our final settlement statement is still incorrect.  Until after I had to quote California Law, they were only giving lip service.  On Friday, they said they will return my money but NO CHECK as of today.  The nightmare continues.  And yes, Mr. Alex Pham, Director of Consumer Affairs, I will keep "jabbing at you" and your organization, no matter how many memos you hit "reply all" to by mistake and try to recall. There is nothing you or anyone at Greenlight can say to alleviate all the waste of time, frustration and headache your company has given us.  Just realize this, if you can, if your processors provided a semblance of customer care and professionalism, you wouldn't be reading this.  Because my loan documents were left on the desk of the loan processor while she left to go get married, our loan was forgotten, you get to read this.  Because your underwriter on our loan quit and left for reasons unknown, our loan was forgotten again, you get to read this.  Because of the lack of communication and transparency so rampant at Greenlight, where no one took responsibility or ownership to resolve it, you get to read this. The frustration you may have experienced for the past three weeks is nothing compared to the horrible past four months of what we went through.

WATCH for HIDDEN closing fees with GREENLIGHT

So I get the loan closed and they send me a final settlement statement.  My initial relief came when I get the FedEx, then I open the contents, start to read it, and my anger and disgust in Greenlight is reliably verified.

They tried to sneak in fees/charges that were:
1) never presented in the Good Faith Estimate,
2) never mentioned in the closing documents,
3) never allowed by California Law. 
Everyone in California probably knows by now that NO lender can require Hazard Insurance to be put into the loan/mortgage as a requirement of the loan/mortgage.  Yet Greenlight tried so hard to squeeze this one by us.  I meticulously went down column by column, going over their(sic) charges and the ones from HUD.  The Hazard Insurance charge stuck out like a big, oozing, nasty ZIT on Greenlight's Corporate face.  They stuck in a $650 Hazard Insurance charge thinking I was desperate to get my loan closed I would not comb through the details.  There it was as plain as day, a charge that was placed there by their accounting people, approved by their processing manager, and given the OK by the closing team. 

I shot off an email to the "Processing Manager" and gently reminded him of the highschool-like mistake in charging the Hazard Insurance and again reminded him of California Civ. Code Section 2955.5.(a) No lender shall require a borrower, as a condition of receiving or maintaining a loan secured by real property, to provide hazard insurance coverage against risks to the improvements on that real property in an amount exceeding the replacement value of the improvements on the property.

He replies as soon as the check gets through accounting we will get our money returned to us.  Was there an apology for the error? Don't expect any from Greenlight, an apology will prove they were wrong, so now they won't have to admit their incompetence.

We finally go the loan finished and guess what? They did not do what they promised.  Figures...

Greenlight sends us a check via FedEx today and it contains a check minus the first loan payoff. Nothing else.  Holding onto a large sum of money for one month equals a large amount of interest that should have gone to me.  What's more while they were holding onto my money from the Federal government, that supposed to go to me, I probably paid a few more house payments out of my pocket, when it could have been over and done with.  I specifically asked for a detailed breakdown of all the charges and interest payments, but nil.

This takes the cake. gotta call BULL!! Every contact was initiated by the consumer.  I have emails and phone logs to back everything up.  I guess Greenlight thinks it's ok to have an "employee" make false statements online.  Management can always deny the employee was authorized to do so after they(sic) get "reassigned" to another department.  My calling the underwriters high school dropouts is an OPINION, not fact. Get it straight. Stating Greenlight has been in constant contact is truly misleading and FALSE. I have emails with long periods and time gaps where no contact was made by Greenlight, until WE made an inquiry on the status of the loan.  Response usually came after a week or longer. What is even more disgusting is the fact that the "Processing Manager" was aware of our situation well into this ordeal of a nightmare.  Greenlight needs to re-train this talking head "employee" to make better rebuttals, because in a war of words, the Greenlight "employee" is unarmed and defenseless.

DATELINE: 9/7/2012 The loan that was supposed to be funded on Monday is now delayed until Wednesday, again delays, delays, delays. My rebuttal to this. avoid, avoid, avoid.

Just because a talking head spokes-hole says it isn't so doesn't mean it is true.  Notice how nothing substantive was addressed in the "rebuttal"? The disbursement contract was signed, yet NO funds were released. The only item the "rebuttal" took issue with was about the underwriting department  being called high school dropouts.

DATELINE September 5, 2012: 15 days past the date of the signing, we are notified today that our loan went back to "underwriting".  A ubiquitous black hole where even common sense and logic are sucked into that great abyss.  Our loan funds are being held hostage like a bank heist gone bad, and now negotiations are at a standstill.  The robbers (Greenlight) are not talking to anyone.  Their demands have been met but they stall for more time, for what? Only the giggling high school dropouts know.  If the talking head robot posts another "rebuttal", it is probably just to say it isn't so and post a windbag policy etc, etc, etc. Yet still no funds are being released.
