I was ALMOST a victim of Heartland Home Finance. I have never been so stressed as I have been dealing with this company. I have been going through this for over a month.

The very first thing I asked was how much are the closing cost ? I was told there would be no closing cost, as they would be rolled into the loan. I went back and forth faxing endless information.

I had my house appraised last year and told the agent, that it appraised for $ 141,000. We hadn't received the results from my current appraisal yet so he later told me he put the value at $ 145,000. ( why ? ) Well my appraisal came back at $ 138,000.

So now the closing cost I didn't need to come up with all of a sudden I need $ 3,000.00 and he would do what he could to get them as low as possible. That deal fell through so he tried another underwriter.

He comes back this time with $ 2,200. in closing cost. Stating that my house didn't appraise high enough to roll the cost in. ( he neglected to warn me of that )

Today June 18, 2007 at 2:00 p.m. WAS suppose to be my closing date, but to my surprise ( or not ) I need to come up with an additional $ 2,200.
He told me that he forfeited his commission and just wanted to get the deal through.

He was upset at me, and felt I didn't appreciate all his hard work ( you got to be kidding me ) I told him, you tell me I need double the closing cost on my closing date and HE'S UPSET.

I decided ( better late than never in this case) to check out the company on line and found a ripoff report. I immediately called them and cancelled the deal. Thank you for your service It just saved me a lot of money.

It is true that if your house didn't appraise for what was needed it changes your loan entirely. The LO is going off of what you tell him the house was appraised for last year, so if you are wrong with your assumtion then that's on you. And with the foreclosure rates in Southeast Michigan being what they are, property values are falling. I mean read the paper or watch the news, this isn't exactly a secret. That's a risk you took.

Heartland handles situations in a greasy manner and overcharges people, but as a consumer it is your responibility to educate yourself on the process and try to understand it, so you have to take your part of the fault to. Honestly, your appraisal could have come in lower and caused a change in your loan with any company out there.

You are my hero! I read this site just to see how brain-dead most people are. But then I read your report - do you know how many people would have just coughed up the extra dough and whined later?!

You said no - this is BS - and called off the closing! My faith in humanity is restored. Good luck and G*dspeed.

I worked for this company many years ago in a branch office in another state. This company was VERY crooked. My tenure there was short because frankly I was not going to take part in the "cut the signature from another document, paste it onto the document you need signed and copy it" act that came up monthly. I was not going to talk appraisers into padding appraisals. I was not going to lie to consumers about their loans, what was best for them or help them provide false documents to the underwriters to get their loans done. I'm sure there are branches that do not take part in this crap but given that my branch manager from Michigan tried to teach us how to do it I'm not too optimistic about the Michigan office......

I'm glad to see you had the guts to walk away from an obviously bogus deal and save yourself from getting screwed.

Heartland Home Finance lastest deal too good to be true !!

I talked to my agent today and miraculosly my original $ 2,200.00 closng cost then $ 4,400.00, now changed to $ 2,500.00 .

He stated that he got all parties involved in my deal to forfeit all fees AND pay my summer taxes ( reg flag, red flag ) in order to finish this deal. Well it is too late cos I paid my mortgage payment yesturday.

He told me that I would have got a refund of half my appraisal fee
earlier on in the deal. At least this deal gone wrong only cost me $ 370.

I told him that this was a learning experience for me and when I'm ready to try a refi again that it would be with a more reputable company.

He said that I insulted him. I told him about his company being on the Rip Off Report sight. He said that I would find reputable companies on there too.

To all those out there, PLEASE go on line and check out any company you may get involved with, it could save you a lot of pain and heartache...

Heartland Home Finance has memory loss !!

I cancelled the refiance deal today. ( June 18, 2007) My agent ( Steve Ponder ) proceeded to hang up un me. ( very business like )

After I did this Ripoff Report, I called my agent back to remind him that he said he would refund me half of my appraisal fee ( $ 370.00) if I didn't do the loan. He ( Steve Ponder) told me that he didn't remember telling me that and said he would get back to me. I told him if I don't get my refund, that I'll get back to him, then I hung up on him.

Stay tuned to see ( or not ) if I get my refund. Unlike the previous
rip off reports my agent was readily available, but each time I talked to
him fees would change and the deal ( now that I know ) kept giving me red flags...
