Marketplace was able to get us out of our old house and into a new one and for that I am thankful, however you must consider that the builder pays Marketplace for this service and in our case would have given nearly $20k off the price of our house had we not signed with them. Marketplace is not as altrusitic as they may want you to believe.

Our house was only a few years old with fresh paint and carpet when we provided it to Marketplace. All of the appliances were new and in perfect working order. The house was extremely clean when we moved out.

We asked that they avoid renting the house to anyone with a dog and they agreed. Within a month of moving out, Marketplace found a tenant and began renting our house out. That tenant had a dog. The tenant over the course of 3 years needed every appliance repaired, with the exception of the stove. She broke the garage door opener twice, the garbage disposal was replaced three times, the washing machine was repaired twice, the dryer once, the dishwasher three times, the refigerator once, and the hot water heater and sump pump were also replaced. Many times the tenant would contact us directly because she claimed Marketplace was unresponsive. As they were also unresponsive to my cooncerns on the amount of damage being done to our home.

This February when our agreement with Marketplace homes was set to expire, as was the tenant's lease we decided to rent the home ourselves. Marketplace scheduled the final inspection for March 1st. My wife and I went to the house on March 1st to meet the inspector and found out that the tenant was still living in the home. We made numerous attempts to contact Marketplace and nobody would return our call. We contacted the tenant to find out that Marketplace homes had gave her permission to stay in the house till March 10th. This was done without our approval and was a huge issue with renters that we had lined up.

The final inspection was reschedued for March 10th. We arrived to find out that the tenant had moved out but left a substantial amount of trash behind the house and in the garage. She also had abandoned her dog. Animal control had to be contacted to remove the dog.

The inspection revealed that several walls required holes to be repaired and repainted for excessive wear. The living room had a huge spot where it appears bleach had been spilled. The carpet in both kids bedrooms had kool-aid stains in several areas. Many of the doors needed to be replaced as did the hardware. Windows were missing screens. Towel rods and toilet paper holders had been ripped off the wall. Much of the wood in the bathrooms had been chewed on by the dog. The inspector estimated the damages (if he were to do the work) would exceed the $5,000 limit our contract states. In addition to the damages, we also have an infestation of ants in the kitchen which cost us $600, and trash removal that cost us nearly $500.

With the damages, trash removal, extermination, and rent from march I expected to be reimbursed over $7000, however I have been willing to settle for less than $5,000. Marketplace refuses to pay what I have asked and has instead encouraged me to seek legal counsil.

I urge everyone to consider the cost of doing business with Marketplace, the increased home price on your new house, the damages you may be left to pay, the repair costs you may incur from the placement of an unacceptable tenant.
