One Step Realty is very responsive... until you sign the dotted line.

When I first contacted One Step about managing my property in Grand Rapids (we moved out of state and tried selling the house for a year before deciding to rent it out), I was assured they would only seek renters in the $1100-1200 price range and that they would sign a one year lease. Only after the lease had been signed was I informed that they had agreed to a price $200 less than what was promised - and they had signed a two year lease with the tenants now living in our house.

Since then, I've had to badger them every month to get our rent payment deposited into our bank account. They are always late and almost always pay less than the correct amount.

More recently, I've learned that One Step has failed to communicate about repairs that need to be made to the house - even though their own contractors have been telling them for months that these repairs need to be made!

Stay away from these jokers. Mike Anderson, Cori Guyer, and Lisa Sones - calling them con artists would be too kind.

After a follow-up conversation with One Step, I'm waiting to see whether they will get their act together. They've promised to take steps to address some of my concerns about timely payments/statements, repairs, and tenant issues - but time will tell.

I've also asked them to provide copies of the background check and lease - again, we'll see if they follow through.

Apparently they did not sign a two-year lease with the tenant, as a former One Step employee told me at one point. They seem to have signed a one-year lease which is now expired and the tenant is month-to-month.

The last statement in my previous post was more anger than substance. However, I'd still advise anyone to be very careful about doing business with One Step. Their contract is borderline predatory - including a minimum 365 notice period to terminate the agreement!
