You are now in the land of garbage cans and back allies known as Palm Harbor Homes.
Buy a home advertised at $89,995.00 but when the mortgage papers arrive (obtained by the local sales manager, without permission) the price is now $93,995.00 PLUS $7,000.00 closing costs for a $61,000.00 Loan.

I had given Palm Harbor $90.000.00 cashiers check under the impression I had paid for the house. Never re-
ceived a list of funds distribution. Upon questioning a person at the mortgage company some time later, I was informed that they had no documents filled out and what small paperwork they were able to locate had blank spaces - and these were HUD documents.

The paperwork I left the sales office with, showed very little other than I had purchased a NEW home etc., etc. Now, all of a sudden, I am receiving stacks of documents from Title Companies, Mortgage Companies, and everywhere, each set of documents showing money amounts different than the one before and containing what
is supposed to be my signature (NOT SO)

The Sales Manager came to my door, 20 minutes after a call to the mortgage company asking what he could do to make my happy.I carefully tried to explain that there were severe problems with the house and that more were surfacing every day making things miserable and
my son was tired of correcting.

Drawers fell off broken tracks in the kitchen, windowsills had to be taken completely apart to
even them, doors had to be blocked with towels to keep rain-water and bugs & dirt from coming in etc., etc. Shingles om the roof had to be constantly nailed back on as they were installed with staples over paper underlayment, and this is but the tip of the iceberg as for problems - there are too many to list.

One major problem was the heat-air unit which didn't function. It was 17 degrees in the house, no warm air coming out of the vents and the Sales Managers solution was to go buy a space heater and carry it room to room.

A week later, they finally sent a company out here, who, upon crawling under the house, announced the ductwork was smashed & dented; the wiring was not done cottectly and all in all, there was not much to be done now. Since then, the unit as never worked right, leaving
me with an almost $400.00 bill for a month use, providing
little or nothing .

Now, at my expense, a company came here and inspected the unit and discovered the compressor was frozen
(probably for some time) and the unit was ieffect "DEAD'.
I have made every effort available to me to speak to someone who was willing to help me get satisfaction out of this corrupt,crooked company and gotten no where. One they get your money, if you have problems, complain or seek assistance, you become a hostile customer and are considered laughable. i am a senior senior citizen!

the house keeps falling apart and more illegal stuff found

WELL here i sat in 115 degree weather with an airconditioning system that completely failed due to the fact that according to a reputable a/c company was never meant to heat or cool a house of this size and was never HUD approved to be installed on my house in the first place the unit burned up and palm harbor refused to fix or replace it period !even though i was still under warranty this just goes to show you this company does not care about you its all about the money there warr anties are as worthless as the paper they are written on after multiple threatning phone calls of a wrongful death lawsuit from my attorney they finally decided to send out a licened bonded a/c company and fix the problem thats when we were informed that the unit wasnt right at first! and the ducting was wrong too and had to ripped out and redone ! I cannot make this clear enough to anyone who is stupid enough to buy one of these pieces of crap that a cardboard box would last longer then this home and would have alot less problems I am one of dozens and dozens of people who are suing this corrupt company and we all have alot of problems with are palm harbor homes due to the fact this sales office hired unliscened and un bonded supposed contractors to due the work all these homes I have never seen such Shoddy workmanship in my life my home has a list of problems longer then your arm and till this day they refuse to fix any of these problems refuse! I have never seen such a corrupt company in my life they should be selling fertilizer not homes the president mr. kinner doesnt care about any of this all he will send you is a form letter back we all have got one and then turn it over to the senior vice president whos just as worthless hes more concerned about his own land developments out here in pahrump a mr. stewart piekoff who stood in my kitchen and looking over a handful of forged documents claimed his general manager didnt do anything wrong ! I guess he thinks we are all stupid ! now i also want any prospective buyer to know my roof has failed scince day one the ridgecap was never installed correctly and eveytime the wind blows pieces of my roof blow off and the ridgecap exposing the open cieling to rain and everything else im sure i have toxic mold in my cieling due to the rain coming through the roof this was installed by BEST SET another unlicened/bonded supposed contractor who was hired by the project cordinator of palm harbor/ pahrump because they went to school together he has been working for palm harbor for about 7 years with no license/bond and hires drunks and dopeaddicts as employes, and according to pro roofers he was suppose to install ridgecap not make his own out of regular shingles and it was suppose to be tared down witch it was not thats one of the many reasons my roof has failed from day one let this be a lesson for anyone who buys a home from these people they dont care about anything but your money and when they get it you get no service and the warranties are worthless i have had a list of things the senior v.p. wrote were to be fixed for almost 3 years now and not one of them has ever been fixed more empty promises and lies this should be a warning to anyone who is stupid enough to buy a home from palm harbor dont due it youll be throwing your money down the drain nothing on my house was done correctly from the pad to the house set to the a/c unit to anything as far as i am concerned they stole my money and they do not honered warranties period and when you sue them like so many here in pahrump are they ignore you and your lawyer so you have been warned do not due buissness with awsome constuction or best set or jim pike septic/wells llc they are all ripoff artists that have been sued more times then you have hair on your head the worst contractors in pahrump and it has been published in the local newspaper!

some of what was previously written did not make it on the original statement, I am therefore amending this report to in-clude more information on how I was treated by Palm Harbor.
I had the Senior Vice President of Corporate Headquarters come to my house after a letter to the President outlining my disgustwith the dozens of daily problems and apparently he was not at all interested and turned it over to this other person (So much for customer satisfaction). This arrogant midget toured the
house and his final comment was "The deal stands". After carefully looking at my warped walls, warped ceilings, bowed flooring, over a dozen sheets of outside siding. not even
attached to the walls, faulty septic system and the originel grading and pad that was not done correctly and never inspected(as per their own techs word, who was here every day) After in-
spection by the Senior Vice President, his comment was - "I don't see where my General Manager did anything maliciously.
At which point, this man wrote a list of things to be done, and of this date , nothing has ever been accomplished! Also, I presented an entire folder, containing papers wherein my sig-
nature was obviously forged along with at least five copies of closing documents all with separate dates and no figures which matched anything presented before - from many different places. This aforementioned General Manager has been terminated but was replaced by another, who has also been to the house and left another list of items to be repaired - nothing done on his list.

I have exhausted my efforts to have this company live up to their statement of One Hundred Percent Cusomer Satisfaction. I am only
one of dozens of miserable customers who have been shafted out of gobs of money, charged for items never put on the house Palm Harber regularly hires contractors who have no license,
insurance no bond and are members of family, to do work for which they have no training nor knowledge.

Do not do business with Palm Harbor unless you want to betaken for what could be your life savings to live in a home that was built by illegal aliens who never held a tool in their
lives and have to have an interpreter to instruct them. After reviewing reports on this site it is obvious that Palm Harbor
is pulling the same thing on buyers from coast to coast. This is a company is corrupt from top to bottom.
