 Hello, I have rented from a property management company in Arcadia California and they offer us to pay our rent through a company called Paylease. I have over 700 credit and pay my rent with joy at the beginning of each month. Twice during my rental of this $3300 home, I have been told by my management company that the rent was not paid. This means that they would acquire, along with Paylease receiving part of that profit, $100 fee, each time this happens.

Most of us don't screen grab each time we do a transaction for proof, and this is where I feel there is a potential loophole. Not only did I double check that I paid my rent by going back in to pay lease and looking at the ledger, I also called my landlord, Lotus property management, in Arcadia. On or around the 9th of the month, I called to inform the accounting department that I paid the rent but that it had not come out of my account, yet. The woman in the department at Lotus put me on hold, came back a minute and a half later and said she'd call me back.

Of course, I never heard from her. It is now three weeks later, the money is still not out of my account, and I just received a notice that I owe additional hundred dollar fee. Where is no three day notice, it's just a basic letter saying that I owe $100 more, Plus the rent. I called Paypease to discuss matter. Of course, they asked me if I had a transaction number. Ron Ikelea, due to the last time this happened, I do believe a screen grabbed this, could not locate it on my laptop while on the telephone, but will look through my phone; however, regardless of whether or not I successfully took that action, I requested that they investigate through their IT department.

I was told that IT could not do that due to encryption issues. I asked to speak to management and twice got forwarded to an odd voicemail that after 30 seconds of waiting, hangs up on the customer. I also did discuss with this rap, before she transferred me, but I was going to seek legal counsel as I am now becoming suspicious about potentially an egregious fee enhancing scheme. This series of events left me feeling comfortable . There's currently enough money in my account to put down on a purchase of my own rental and I am not a late payor, at this unit. In fact, I am incredibly diligent and pay this rent, first, because it is a high number, $3300, every month, and they are so eager to collect fees from me that I know that if I don't pay it, there is no wiggle room.

This is, incidentally, in my opinion, a horrible way to treat their tenants who do pay. If you are a day late, on occasion, that should not be an issue and will ony foster their continuing to get hundreds of terrible reviews, which they already have on their yelp. I will be calling my lawyer today to figure out how to subpoena my records. I'm concerned that with hundreds and thousands of payors, that they are collecting fees on payments that have indeed been paid but are missed leading the tenant into believing it was not paid in order to make an additional profit margin. I'm not sure if the landlord is a part of the scam or not but would appreciate responses to this so I can gather information and open an appropriate class action also, if necessary. I will report back my findings.
