   I chose to work with Pat Fitzgerald who works for Prime Lending in helping my family buy our first home.  He was advertised as the best veteran loan lender in all of Texas so I went with him.  Pat stated he only needed 30-45 days max to complete all paperwork.  We gave him more time than that.  My wife and I went to talk to him before we even started looking for houses.  We turned in all the paperwork he asked for and said we were ready to go look at homes.  He even told us not to go with our other choice (USAA Bank) because they carry too many loans and wouldn't finish the paperwork by the time I closed on the house.  My wife and I found the house we wanted and let him know.  He assured all the paperwork would be ready at closing since we did almost all of it before looking for a home. 

   Pat did not keep in contact with me, my wife, or my realtor about anything during the whole process of trying to get the house.  I would have to call every once in a while and he said everything was good.  He didn't answer my realtor sometimes so he had to go to Pat's office to get answers.  His office (not him) called me an hour before I was suppose to close and said that the paperwork was not finished, they needed more paperwork, and we couldn't close because we weren't funded.  I was now in default of my contract and risked losing my new house and earnest money.  He stated that the paperwork would be done the next day.  Long story short he said that over and over and we ended up closing a week later.  The only reason why things went any faster is because I got his boss involved.  I called multiple Prime Lending offices to figure out who was in charge of his office. 

    Instead of me purchasing the house and renting it back to the homeowner, I now had to pay them rent money I was going to charge for everyday I was in default of the contract ($100 a day + fees that incurred because of the delay = $583.74) and I had to pay extra rent on the house we were currently living in since we would be in default on the move out agreement as well.   I had also already paid for the inspection, pest control, the option period so I could do the inspections, set up my movers (through DTMO, which everyone knows in the military is not the easiest for a final move) and scheduled the pest cleaning and carpet cleaning of the home we were renting (if these weren't completed before the move out inspection, I lost my initial deposit).  We tried doing an amendment so we wouldn't be in default but the owners didn't want to do it so they could walk away with my earnest money ($2,000) if they chose to.  Their realtor stated they were willing to walk away from the deal because I was in default and my earnest money would cover them for the time being. They had multiple offers.  Also, as a disabled vet, I was able to take advantage of the Texas Veteran Home loan and use my VA Home loan guarantee.  Pat stated once we found a house that we would be locked into our APR for the home.  He didn't do that paperwork either and by the time we closed the APR went up 0.25%, costing a lot more money on my loan in the end.  He was by far the worst person I have ever worked with.  Especially for as much as they charge for prepping the paperwork and getting to all their "other people," there was nothing I could do.  I was just at the mercy of this company to complete the paperwork.  I paid for a service that didn't do its job correctly and there is nothing you could do about it.  Totally unprofessional and I would never recommend him to any of my active, retired or even civilian family and friends.
