Before I signed a contract with Richard Zywarski on June 19, 2009 to restore exterior of our landmark house, he told me to add any extras I wanted.onto contract. I did this and asked him to change the 7 year Guarantee to 10. He wrote 10 over the 7, initialed it, and I signed. The total was for $59,533.
Work started at end of June. By August we found he used soft putty to fill holes, gaps and deeply
ridged sills that he painted over. We found he painted over or crudely patched rotted siding boards
that he was to have replaced.

When confronted Zywarski became angry, hostile and began to warn and threaten.

In September, with little more than half the job done, Zywarski gave me a bill for $10,000 he said I
owed him for extra jobs. I had already given him $56,400 of the $59,533 contract plus $800 for a
stucco ceiling on the front porch entry he said was not part of contract. (I later found it was.)
When I said I wouldn't pay, Zywarski pulled out the contract. None of the writing was on it except
the number 10 he wrote over the 7 with his initials.

In September Zywarski threatened to pull his men off the job if I didn't pay him. He again gave me
the billI for $10,000 and another for $4000 he said was total of contract. When I again refused to
pay, he took his equipment and left.

He left behind much of the job unfinished, grounds covered with trash, paint chips, rotted wood
pieces and large chunks of concrete. Flower beds and shrubs were ruined by his scaffolding and
equipment being dragged over them with little or no care.

In 56 years we've lived here no company we employed painted the bottom frame of the house
before the upper stucco. As a result of Zywarski's work, windows, sills and frame beneath are
spattered with stucco paint from above.

I filed a complaint with the Illinois State's Attorney's Office Fraud Division In October.
In November Ryszard (Richard) Zywarski declared Chapter 7 Bankruptcy.

I'm sure Richard Zywarski will surface again under a new business and/or new name. His previous
businesses were "PAINTING 4 LESS" and "Chicago Painting/Rich Zywarski." When he does I
hope he'll be brought to justice so he can no longer prey on anyone else.

Ryszard Zywarski currently lives at 785 High Ridge Rd. an unincorporated division of Roselle, IL.
