Bild Properties Refused to pay commision after I arranged for someone to lease one of their properties. Miami Florida

I made a deal with Alfredo to place a client in one of their properties. The client was a little tight on funds and Alfredo wanted 4 months rent and securities. My client could only pay 3 so we agreed that he would pay me Feb. 1st. Feb. 1st came and the client was still a bit late, so Alfredo said if she brought in that payment, I would be paid. She did but now he says she still owes $300 from another new payment. I said if he keeps her as a tenant then he should pay me. He refuses to pay me but is keeping her.
