I needed a hard money lender to perform a refi for exisiting debt on commercial property. I called Tara Azaroff and Jeff Ball who did a conference call with me. They were very ager to get the loan gong for me and told me that they had a private desk who would be able to fund the deal within 30-45 days. CLS put together a letter of engagement to get the ball rolling. CLS told me they they needed $12,000. upfront to do site visits, and due dillagence to get the deal done. I sent CLS the fee, and we started working together.
Three weeks had past they called me to tell me that the private desk was going to pass on the deal because they had to many other deals to look at, CLS did not do any site visits, they did very little underwriting, and charged me $12,000 to get a NO from a private desk that I never even got the name of. I requested the fee back because they really did not do anything a 9 year old could not do and Jeff said he has never returned an upfront fee nor would he consider it on this deal. I was able to get somebody else to fund the deal, so I'm not looking for lenders responses, this is a very serious warning not to work with Jeff Ball with CLS Mortgage. They did nothing but collect a fee and forget about me.

there is a Jeff Bell associated with CLS Mortgage.
If the first complainer calls him Jeff Ball, simple mistake.
Check out the recent CLS bankruptcy in Pennslvania. Jeff Bell is listed prominently.

Cls is honest? Not in my book

In 2002 I got a mortgage through CLS Mortgage but at 14.5% interest, which I was later told by the Washington State Department of Financial Institutions that this type of loan should have been limited at 12%. The fees on a $18,000 totaled about $3500, making the loan at 21,500, witha 7 year balloon.
This is so they could again charge me with another bunch of fees, say $5200 or so (this does include recording fees, and other State or County required fees though) so round it down to say $5000 or so for both loans over 10+ years.
Now I have made sure these payments were made for about 10 and 1/2 years and I have finally paid my balance I owe by a whopping $1000, I was told. They haven't given me a balance on this loan for years, so I am not sure. I also have another baloon due in about 7 years.
As a result I can no longer participate in this predatory lending fraud, as it has unfairly cost me 5 times more than I have gained.
How dare you think that this company is all honest, fair and trustworthy enough to recommend them to even your worst enemy.
They paid my taxes late enough for me to have to pay the penalty and interest, wich was not paid out of their pocket but mine, and the also screwed up paying my homeowners insurance correctly forcing me to get it reinstated at a higher rate.
So mush for your honesty, Huh?

I'm James Hanes, who lives in MO, I paid CLS Mortgage an upfront fee. They said they were a lender, they said they would fund my deal, they said they would do site visits, and other due dillagence. They did nothing. They took my money and never did anything, no due dillegence, no site visits, nothing. I'm real, this is a warning not to work with Jeff Bell or any of his CLS Mortgage entities. They are all scams, they will ask for upfront money and that is all they are good at. CLS Mortgage and Jeff Bell are brokers who ask for upfront money to do nothing. JEFF BELL CLS MORTGAGE IS A SCAM.

I am appalled at this post. I have sent many clients to CLS over the past 8 years and can say that I have NEVER had an issue with Jeff or anyone else at this firm. They DO NOT broker out their deals. They ARE the direct lender and service all their loans. This firm has had nothing but a great reputation since 1974 and one person who got turned down is stirring up trouble for them is sickening. I would highly recommend this group to anyone who has a loan that needs funded. Don't believe one person who got turned down. Especially when everything stated is made up. CLS Mortgage is a great company that still conducts itself with honesty and integrity. A rarity in this day and age.

This post was brought to the attention of CLS by a Professional Broker and Client on the 15th of May. CLS can confirm the post has zero merit and is purely manufactured. The statements about CLS are Slanderous and Defamatory. CLS never entered into an agreement with a Client or Broker with the first or last name of James. CLS never collected a $12,000.00 fee. There is no Jeff Ball working for CLS and the dates and timeline referenced are all simply false.
If this person has a valid complaint he should be proud and more than willing to provide his correct Name, Address, Contact Information, Dates, a fully executed copy of the Agreement and proof CLS collected and received such fee. The reason a real name has not been provided is for the simple fact the accounts posted never occurred and “Broker James” does not exist. More importantly “Broker James” writes the complaint and represents himself to be the actual consumer.
“Broker James” is simply a disgruntled mortgage broker frustrated by the fact that a loan was denied and he failed to earn a commission.
CLS Mortgage has been in business since 1974. CLS Mortgage is a Direct Lender and is currently servicing approximately 300 loans. CLS will provide references upon request, both borrower and private investor.
There were other posts which surfaced in a 3-4 day period using the exact same language. Two of the posts where made by “BrokerJames” and “James B.” which confirms the posts were made by the same individual. Please review comments carefully. They are posted online by Persons who do not reveal their name and lack specific information or proof the claim being made can be substantiated.
