High Class Properties Landers Enterprises Mr. Guzman is a scam artist - Do not trust this person. Fresno, California

As a previous employee I could not agree anymore then the previous poster.   Michael Guzman is a scam artist and knowing what he does from the inside, I had to leave within a year.  Unfortunately, High Class Properties is no longer in service at least this is what Michael indicated when I last spoke to him via email (02/06/2010). 

Michael actually owes me a past paycheck that got returned due to non-sufficient funds.   This is illegal and is punishable under state laws.  Mr. Guzman makes me and all of his employees hold paychecks because he just cant pay his bills.  On a few occasions I had to hold my paycheck for over a month and for the most part I was unable to pay my bills in time.  I filed a small claims suit with High Class Properties/Michael Guzman; however, his business is no longer in service.  The Fresno County Sheriff indicated that their establishment is now a rental property.   I tried contacting the Department of Labor and the IRS but neither would help nor respond to my cries for the matter.

Due to bad business practices, Mr. Guzman ran his business into the ground.  As the sole accountant at the company, I witnessed Mr. Guzman making countless bad business decisions in addition to several illegal practices even with my warnings.   Mr. Guzman went as far as removing himself from payroll to avoid a lien on his name even though he worked and performed day-to-day duties as the owner of the company. This leads Mr. Guzman to pay his personal bills with company funds and sometimes withdraw cash for personal use even though we are low in funds.  As the company accountant I send Mr. Guzman bills that need to be paid and are due within a week so he can approve before I pay them.  Nearly every time I do not get replies and bills rack up.  Due to greed and simply bad business practices, Mr. Guzman simply cannot manage a company.

As the previous poster indicated, the company mainly works for banks performing lawn service, home clean-up, ongoing maid service and so on.  The independent contractors that actually perform the service are on a 30-day pay period meaning that they are paid 30 days after they perform the service.  I have witnessed Mr. Guzman purposely delaying payment and sometimes as the previous poster stated not getting paid at all.  The reason why I feel that Mr. Guzman is a scam artist is because he hires independent contractors to perform services and end up not paying them. The independent contractor turnover is alarming at this company.

Mr. Guzman has many aliases, he also goes by Miguel and Jose Ive met Mr. Guzmans father and he has a different last name, so as far as Im concerned Guzman might not even be his legal last name.  I believe that Mr. Guzman did something in the past that ruined his credit and he simply uses a different alias to get contracts and credit.  Ironically when I worked for Mr. Guzman he always stressed the importance of credit.

In my opinion Mr. Guzman should be in jail, when I left the company he owed the IRS nearly 20k in back taxes.  But due to some odd reason the Department of Labor and the IRS simply dont care. 

I will find Mr. Guzman someday and he is going to jail.
