My mother and I recently moved from one of their rental houses after completing 12 month lease. Decided not to renew because they don't answer work orders. Received a text message saying we forfeited our $900 deposit since we did not provide a 30 day written notice even though we told them in person we would not renew our lease and why. They also threatened to put charges on our credit report. Shouldn't keeping our deposit money be enough!? Why the nastiness. We left property in decent condition. They even had a for rent sign out 2 days later. Wish we would have researched them before renting from them. They do not have a good reputation.

It sounds like you don’t have much to do because I have posted the law. Thank you for your response

Anybody can post almost anything online, so a posting by a private company does not make it a law. If your lease states a 30-day written notice is required then that is a term that you agreed to.
You have late fees and dirty carpet. That's on you.

I don’t have an intellectual disability and understand the difference between verbal and written. The state I live in doesn’t require a 30 day written notice if you have completed your lease. My issue is them keeping my $900 deposit and still trying to make up fees for me to pay.

You appear confused as to the difference between a verbal notification and a written notification. Their failure to respond to maintenance requests should have been enough to forewarn you to send your 30-day advance notification via certified mail.
If your rent payments remained current and the house passed the move-out inspection then they won't be posting anything negative to your credit report.
