If a customer is late in paying Cendant Mortgage (now PHH), not only does the company charge exhorbatent fees, it locks the customer out so that payment is impossible by phone and the customer can't logon to the company website to get info or obtain mortgage assistance. (The website invalidates login info and, when re-registering, misrepresents that the customer's SSN doesn't match their loan #.) The only option to pay (once one is late) is through discourteous collections reps at an increased payment fee. Company reps can be very rude, unhelpful, evasive, intentionally misleading, and preachy. This company is unbearable to deal with and takes advantage if a customer is even one month late.

I can't begin to explain the fraud associated with the PMI (mortgage insurance) - requirements that change every time I inquire and that seemingly violate applicable state law in my state.

I strongly urge people not to engage with Cendant Mortgage (now PHH).

 u must work for them . thinking pmi is good ,  well  i been with then foe 6 year had a house fire back in july 2012 this 2013 now  never been late  till the fire  but there saying  we late and it's showing on our report and  how is that  fair  we paid our bill's and they was on time  but  now they saying we  was late plz tell how

You stopped paying your mortgage, and all of the sudden the company is a fault? The "exhorbatent fees" you speak of are very normal for those who don't pay thier bills.

This is a business. Just like any other and in an industry that is really hurting for cash. You not paying because you can't isn't thier problem. Perhaps you should try cutting other costs (like your internet service...).

And actually the PMI requirements have been changing RAPIDLY. The market as a whole has been changing to try and keep up with trends. There are no regulations on the changing of PMI. Only the capped amounts for premium (which if you had that you would really be crying).
