The best way to get Ocwens attention is to call anyone above or below at the following companies that either supply Ocwen with your accounts or rate Ocwens performace and tell them how bad a job Ocwen is doing. Tell the companies that originated your loan how bad India is screwing up your account, terrible communication, lack of follow up, 5000 Indians, 5000 different answers etc... Tell the rating agencies that drive Ocwens stock price how bad a job Ocwen is doing. Again, Ocwen doesn't wake up every morning and say "Now how can we screw our 400,000 accounts today". Reminder, Ocwen makes more money via your performing loan vs a non performing loan, called an interest payment. Ocwen doesn't not intentionally or deceitfully try to break the law. They're just completely stupid via INDIA and upper management that can't settle into a consistent way of doing business. Everyday upper management wakes up and asks themselves how to make more money and they try different rules and regulations, internally, and hope that rules and regulations don't violate any law.

Check Ocwens stock price - Pathetic - Ocwen stock price from 3.55 in 03 to 15 in 2006 back down to 4.65 in 2008. Erby will say, Well this and that, market conditions, economy, blah, blah, at the end of the day, little anticipation of your needs and his mismanagement which funnels down to his incompetent managment team.

As a reminder, Ocwen is a skeleton crew in Orlando, FL, under 125 employees. Intuit - AKA Quickbooks supports takes up the entire top floor and over 1/2 of Ocwens bottom floor. They are also leasing out additional space that Intuit can't occupy. Most of Ocwens foreclosure reps are now in West Palm Beach, FL. India is your biggest liability if your loan is at Ocwen. Reminder, tell the Ombudsman or a manager to raise the USAO flag so that calls to you and from you will route to the US NOT india. And don't take Ocwens excuse that calls will still route to India whent the flag is raised, the call won't. Also tell a manager to place "USA calls in and out only" in the comments screens on the front screen. Tell your congressman to mandate all calls about a mortgage stay in the US. Site communication, privacy and security of your SS#s and personal data in a foreign country as reasons to keep your accounts in the US.

As far as the last comment made on 02/28 about why Ocwens doors are still open ?

I can answer that, they don't blatantly break laws but they are sloppy with their rules and constantly changing processes. India and the US communication is extremely weak. What a US agent and a homeowner can discuss normally, is foreign to an Indian, they don't have a mortgage system in India. They are learning on the job with your loan and their turnover is very high. Read my original email from 09/03/2007. They aren't crooks, they're just aren't very smart and you pay for their mistakes. When you have a delay in some sort of processing, It's India, when your payment is posted correctly or on time, It's India, when your payment is lost, It's India, when your fax can't be found, it's India, when your payment is sent back, It's India.

As for your complaints on this site. Waste of your time. Your time will be better spent when you begin complaining to rating agencies and the companies that supply Ocwen their loans. Don't complain to the originator of your loan, complain to the lenders company president. A few of the companies that feed Ocwen their loans are New Century, Delta Funding, Lehman Brothers and a host of others. Ask you lender who they farm out your loan to for servicing. Spread the word far and wide. The only problem with you sounding the alarm is that there are so few of you. Keep in mind, Ocwen services about 400,000 accounts. There are about 1300 complaints on this site. 4000 complaints are only 1%. So all you combined are less that .25 of 1 percent. But if you all call rating agencies, mortgage lender presidents, the BBB etc... you might get a more favorable response.

As for the main way to get Ocwen off your back. Pay your mortgage payment on time. A forbearance plan is a priviledge not a right. Basic Forbearance Plan 101. If your payment is 100.00 and you are behind 1 month, How do you make up the payment ? Pay an extra 50.00 over 2 months, or an extra 10 over 10 months, but until your missing payment is accumulated and then utilized to complete the missing payment, you do pay a late charge, but that's better than loosing your home. Ocwen doesn't want your home. Most of you have deferred maintenance needing attention, you may live in a bad area on and on. Ocwen doesn't want the hassle of carrying your homes cost until sold. They want you interest payment. They are rated as a servicer based upon delinquency.

Ocwens infrastructure is weak at best. They are constantly changing, never, never letting their process settle or gain strength before changing again. All this does is to keep the employees off balance and compromise the servicing of your loan. Ocwen calls Six Sigma constant process improvement, but at the end of the day, every conversation splinters the effort of servicing your loan that much more.

If you read back years ago, you can find many posts from Robert the crybaby in Crestline California and Marlene the motormouth from Miami, FL. The worst homeowner that didn't understand the process of loan servicing was Kweku - (puke-up) Hansen. These 3 main whiners were the worst. They don't have a clue how the home they own became theirs or their responsibility once they signed on for the loan. Make it a point to educate yourself on homeownership responsibility. You have a responsibility to repay what you borrowed. You didn't sign a promise to pay.... unless this or that happens in your life including medical issues, loss of job, economic conditions or even if you croak. Ocwen is terrible as a loan servicing company, but you signed a promise to pay. They are governed by what you signed per the companies that assign loans to them. So, quit your complaining and pay what you owe on time.

I'll address any issue from anyone, if you don't pay your mortgage payment for whatever reason, you are guilty. Unfortunately, I still have to audit Ocwens processes and screwups and I'm still amazed at the ineptitude but still not excuse for your lack of prompt payment.

Ocwen/Rip off

I beg to differ with the comment: If you pay your payments on time Ocwen will not bother you. My loan was sold to Ocwen about 5 years ago. I recieved a phone call on Sunday pm and the lady on the other end of the line informed me that Ocwen was foreclosing on my house. I repeatedly told her that we did not send payments to Ocwen. Our payments went to Bank One and all my payments were current. She stated if I would pay my bills, I would not recieve calls from Ocwen. Wendnesday of the following week I recieved a letter from Bank One that my morgtage had been sold to Ocwen and my payment had been forwarded.

That was how I was introduced to Ocwen. Before Ocwen my payment was never late and I produced payment history,copy of check front and back that Bank One had forwarded to Ocwen well with in the due date. Ocwen had cashed said check. I got them on that one. There is no one that can tell me that if you pay on time Ocwen will leave you alone. To further state how inept Ocwen is, they placed LPI on my home needlessly. I pay my on taxes and buy my on home owners insurance. I have never gotten a straight answer from anyone that works for Ocwen. I prove one thing then they come up with another reason as to why my payments are behind and they charge late fee's like no other bank or lender I have ever known. As recent as Sept of 08 I recived a letter from Ocwen stating that they had paid my property taxes for 2006 and 2007. I have reciepts where I paid my taxes and the local tax office say they have not recieved any payment from Ocwen. I also have reciepts where I have not had no break in my homeowners insurance. Once I proved that I had paid my taxes, my insurance and any other thing that they came up with. They then decided I had missed a payment in Feb of 07, I provided them with a copy of the check that was paid to their account.

Their explantion was when they placed LPI (Lender Placed Insirance) they took my Feb payment to pay for that and the next payment I sent for March was applied to Feb and late charges were applied, legal fee's and whatever else they so choose to add. One more little issue with Ocwen concerning the homeowners. My dish washer leaked and I had my insurance agent come out and he gave me a check for repairs to the tune of almost $1,700.00. I sent the check to have Ocwen sign off on it and that was two years ago and I haven't seen the check yet. They sent their agent out to look @ my floor and he said he could not cover the claim because it was covered by another company.

I have been forced in a Forbearence Plan in order to keep my home. I have been paid out of the Forberance Plan to the tune of $16.000 and my payments are only $798.43 a month. They charged late fee's, legal fee's and fee's on top of fee's. I was current for about 5 months then it started all over again. According to Ocwen I owe them for the taxes and two late payments plus late charges. It all adds up to the tume of around $5,000 dollars. I resfused to go back into a forberance plan and I have to pay them a little over $114.00 a month until I am caught up.

I wonder how long that will last and where is the check to repair my floor? I have a copy of the check and I imtend to collect interest on it. There you have it, this is my story and I am sticking to it in North Carlonia!!!!!!

the local tax office say they have not recieved any payment from Ocwen.

If you are interested in getting a loan modification, and your loan is with Ocwen, you will need to fax your 2007 W-2's, 2 most recent bank statements, 2 most recent pay stubs and a hardship letter to 561-682-8160 Attn: Josh. Make sure you clearly print your loan number on all documents.
Being that all escalations end up with him, there is no need to go around to other contacts. Try your luck with the toll free number and the regular customer service but if you don't get anywhere, talk to Josh.

WPB Facts of Life needs to get real. If all of this issues and postings were due solely to the people not paying there wouldn't be some many avenues to send complaints to. There are so many paths of escalations because this company has major issues and I am guessing you are probably one of them. It is beyond me why someone would go on this site with all the information on how to get to Ocwen and then tell the same people you are attempting to assist that they are at fault. Not sure what you agenda is, but get off you high horse. Its condescending to those who have legitimate issues here.

I did some research on the people you have listed and every Ocwen listing checks out except Scott Anderson. I called in and spoke to someone in the US (my account is flagged that way and its works!) and was given the name of Margie Rotundo and Teresa Bratcher. They actually spelled those names out to me so I am guessing they get a lot of complaints. I did a quick search with those names and ocwen and it brought me right back to the Ripoff Report! How do you like that? I copied the below info from a prior posting. Very interesting. The information was also from an employee.

To the "anonymous" poster. I have complained to several agencies and still have not received a satisfactory resolution. I have made payments on time and they have been posted weeks later and then charged late fees. Some of my payments never even made it to my account. I was given a loan modification without my approval or signature. I have been given 3 different forebearance agreements for payments that were made and never posted making me go in arrears. So everyone is not just "whining and complaining". You can not be serious when you state that a promise to pay does not consider unforeseen circumstances. That is why the words "unforeseen circumstances" exist. If that were so, there would be no need for companies to offer forebearance or modifications. Who can tell that during the term of a 30 year mortgage he will not become ill or need a surgical procedure or lose a job which is the case for many of the posters here or some other tragic occurrence. Almost half of the citizens in this entire country are being effected by the economy and our jobs being shipped to INDIA and other places, that is probably why a lot of the posters dont have stable jobs! How dare you patronize these people. The information you posted was helpful and I applaud you for that, but you cannot in the same letter turn around and call these people irresponsible or "slackers" because that is not everyone's case.

Our government promises to keep us working and in good financial shape. We all know what is happening with our country right now, so you should think about what you are saying before you actually say it. The last thing someone wants to hear when they are in such an awkward position is what they should have done or how they should have acted. Have you contacted all of the people and agencies you advised others to contact? If so, then that should help if we all make the calls, if not, then who are you to tell people what to do if you are not being part of the solution. You know these things are going on, what are YOU doing to stop it?

Ways to hold Ocwen Accountable, Take it or leave it, but stop complaining - Take Action

For all of you complaining aboout Ocwen - waste of your time. Get a grip.

If you're complaining about Ocwens FC process or fees or late charges - you're late on your payment. Ocwen doesn't FC because you're on time. A late fee isn't assessed because your payment arrived prior to your due date. Your loan says BEHIND or LATE. If you aren't late prove it to Ocwen, provide verification of payment submitted, bank statement something. If you want to speak to a US rep, tell the next contact to raise the USAO flag and place in the comments area - USA rep only. It can be done easily. If you get an Indian, tell them to read the screen. The USAO flag is a code that when raised stops your loan from being autodialed from India. What amazes me most is that I continue to see more and more whining but little action. There is a solution for every issue read on this site. Everyone. A forbearance plan, pay on time until you're caught up. A modification, read your new note to make sure it's what you have agreed upon. To avoid a late fee, pay on time, but you will incur a late fee until your loan is current regardless of whether you're on a FB plan. If you're in FC call and speak with a US person, work out details to save your home. It takes money and commitment from you. Notice the action in the last few sentences. Call, Read, Speak, Provide Verification, but nothing about whining or complaining. Ocwen is the worst servicer in the marketplace but your whining isn't helping you. Take action. Educate yourself on what you signed, demand action from the person with whom you speak, call back info and next follow up date. Everyone of your complaints on here is easily explained and fixed. I will respond to anyones questions or lack of mortgage understanding. Ask a question on here - quit whining.

I Have Made My Payments on time

Lets get one thing stright I've made all of my payments ontime. They dont follow through with there deals, return phone calls, send copies of paperwork, or talk to each other. They have no biz sense, or people skills. It took over 10 calls to get anyone to talk to me about my mortage. Ive recorded evey time I called, and kept all of the paperwork that was filled, including the forbarance plan. My complaint has to do with company being overseas, and no one to talk to that speaks english.

When my wife called to discuss a possible refinance of my property, she could not understand anything that was said. We then waited to talk to someone that worked on days, and we asked then to tell us when was the last time we called, they no record of us even calling. I took one of there surevys and ripped their a*s about their custemer service. Then finally someone called back to tell me that the paperwork is on its way. I waited 15 days to hear that, then to call back and find out that they had not even sent it out. I had to have it faxed to me so I could sign and return to them. Total time to complete this action 65 days... I've given them evey way to prove they are company to stand by, and contune to give them my biz. But right now there custmer service is in need of much improvement.

After reading some of the complaints, it should be apperant that something needs to be done. Since we have a credit problem in the usa, we should be going to consumer watchdog and even 60mins...someone who can get something done...

I'm hoping that these fees that Ive read about dont happen to me, but i dont have allot of faith in ocwen at this time....time will tell
