This is the WORST company that I've ever had the mispleasure of dealing with in my entire life.  I've had my mortgage with them since 2012, and I've had no issues with them until Aug-Sept of 2015.  The way my paycheck schedule works is that I get paid every Thursday of the month, so the day I make my payment will vary on whether or not they are on or around the 1st of the month.  If they do not get it on the 1st of each month, they will call my phone 6 -7 times a day, call my sister's (co-occupant) phone 6-7 times a day, get multiple emails and texts all d**n day, EVERY DAY, until they get their money.

 

I've called several times to tell them I might be a day or 2 late (If I will in fact be late with that month's payment) because of how I get paid.  They tell me that's fine and to just pay it on paycheck day.  I will get a call a few hours later asking where their money is at; I tell this person it will be paid on thursday when I get my paycheck, they say fine and hangup.  Rude.  I'll get ANOTHER call an hour or so later from a DIFFERENT person asking where is their money... ok, I tell them I just spoke to this person earlier in the day and told them Thursday because of my pay schedule.  They proceed to chew me out saying 'well, why the hell didn't you tell him that?'... I DID tell him that, if he didn't tell you, that is YOUR problem, not mine son.  They hang up.  A few hours later, I'll get another d**n call from them, yet another person this time, asking for payment.  I'm like, what the hell is wrong with this company?  Do you people not have cross-communication over there?  I've already told 2 other people 'Thursday, paycheck day'.  It's not rocket science.  I'm not doing this to be mean, but when I tell someone something, and you don't tell other people I've told you that, so they can call and ask me about it, what else am I supposed to think?  I just quit answering my phone if they are going to act like that.  Kinda bratty if you ask me...

 

Then these past few months have just been a PITA with them.  I just dropped a very large sum with them to pay for a few late payments, lates fees along with it, the current month, and the following month.  I used MoneyGram to make the transaction (because they get it same day, usually within minutes of the transaction).  I get a call the next day asking where the hell is their money.  Um, according to my 4 moneygram receipts, it's in YOUR account,  They tell me they received NO money from MoneyGram.  I tell them, yes you did, I have receipts that SAY you did.  They swear up and down that they received nothing from MoneyGram on the day in question.  I checked and rechecked to make sure there was no error on my part on the transaction.  Nope; 21st Mortgage, send code, city/state, accout number, everything was correct, yet they still claim no.  I contact MoneyGram directly and told them the situation.  They verified, through their records, that a transaction was made to 21st Mortgage in the amount that I said, using the account number I listed.  The transaction was successful.  MonegyGram told me it sounds like they are lying about not getting the payment, to try to trick get me into making a 2nd one, essentially double-charging me.

 

When 21st called yet again (no surprise here folks) asking for their money, I told them you have it, I have proof you have it, MoneyGram has proof you have it, stop bothering me about or I report you for harassment and attempting to defraud a customer.  Haven't heard back since (this happened about a week ago).  I check the mail today (02/08/2016), and I get a letter from them telling me that they are planning on putting my home back on the market for 'NON-PAYMENT'.  What the frick?!  I tried to call them and ask them about it, and they are now refusing to speak to me, that the matter is considered closed.  We are in the process of trying to seek legal action against them.  I just gave them $1500 and they are claiming they never got, even with all the proof that says they did, and now they are trying to sell my house out from under me?  Something smells fishy, and it isn't the pho...

 

People, for the love of (insert deity here, or not) DO NOT do business with them.  If I would've found this site sooner, I NEVER would have gotten my mortgage through them.  They are rude, disrespectful (one employee left a message on my sister's phone calling here a b*tch, yet no one seems to know what we're talking about), incompetent, ignorant, bratty, you name it.  DO NOT bother with them, they are not worth it.  There are other mortage companies out there with far more experience and better reputations than these troublesome people.  Thank you.

 Class Action Lawsuit! What else do you expect from lazy people who take a job sitting on their a$$es making minimum wage at a call center? Google play store has wonderful apps that block annoying chumps who are paid to harass people who are 1 or 2 days late & the apps work beautifully and are free to use just block their harassing calls. Send them a check that way you always have a paper trail and never have to listen to another punk interrogating you again. Their business ethics are deceitful and unconscionable. The company steals from the customer when they file a insurance claims or they refuse to fix the trash. You can always get legal help with a housing attorney if you need to. Or just refinance and get away from the bums. You are not alone. Many reports just on this site alone. I always look forward to speaking with those rude Payasos especially if they call in the morning! I love having it out with those highly uneducated irrelevant call center harassing bums! I welcome it to be honest. Its quite comical to listen to the stuttering that follows my comments with these morons! Best of luck and you need only 6-7 ppl to start a Class Action Lawsuit it seems you can find that number on this site

Shhh, the adults are talking now...

 

Anyway, we weren't really sure on what path we should take, either specialization or general practice.  I really wanted to go with a law firm that specializes in these types of cases, but alot of the firms that serve our area of Denton county are accident/injury, medical malpractice, or some civil crap like spousal disputes, divorce, or child custody, so that was a no go.  We ended up contacting someone from UNT's Legal Dept.  They have a Legal Aid there that offers assistance to current & former students.  They ended up pointing us towards a few firms that serve our area that we can try.  Sent an email out to them explaining our situation, so I just gotta wait until they get back with me and see what they have to say.  They also said something about getting a C&D order if the pestering really gets out of hand.  Might just look into it & get one of those too.  Though, I haven't actually heard back from 21st in a while, so maybe those retards there finally understood the concept of 'receipts' and 'proof of payment'.  I am too important to deal with their incompetent nonsense.  I really hate talking to people like that, but when I tell someone 'I have a reciept that SHOWS you've been paid', you cannot sit there and say you didn't.  Unless someone within the company is doing something shady, I don't know.  That's their problem, not mine.

Listen son, I REALLY don't care if you believe me or not.  I don't even care if other people believe me or not.  I have proof, physical evidence that SHOWS money was in fact given to them, and that's all a lawyer needs to see.  I didn't come here to prove ANYTHING to you; I did this for myself, and others like me, who are being mistreated by this company.  When one person steps forward and tells their story of mistreatment, someone out there will read it and go 'Hey, this guy is being treated wrongfully by this place too', then they will tell their story, which will make others come forward and tell their story, and so on and so forth, letting others out there know that this company is a piece of s***.

 

I'm not wasting anymore of my energy on you.  You're not worth it.  I just assumed you were a Troll getting his sick kicks by stirring up trouble just for the sake of stirring up trouble.  That, or you're working for 21st Mortgage or are paid by them to come here and give them good reviews and bash other people for saying negative things about them, and that's just sad.  Either way, no more food for you...

Yes and you just proved it..

In your original post you stated the following "I've called several times to tell them I might be a day or 2 late".  Yet in your update you confirmed that you had a 5 day grace period.  You also confirmed you did have late fees assessed in your original post.  So yes, you did lie in your original post by telling them you would only be a day or 2 late. 

You also have failed to actually answer the question as to how late you were actually were.  We know it was more than 5 but I will ask it again..just how late were you.

This is very important because this could be a case that your payment to "catch up" was too little..too late.  If you are just a day or two late(or even 5 days late) just once they aren't going to foreclose on your house.  But a history of this over several months....well.

I will even give you one possibility.  Perhaps they could have in fact received your payment but rejected it because you were already in this "foreclosure" status.  Where because you paid through MoneyGram it is going to take a significantly longer time to get the money back to you than if you had paid it by a regular checking account.  Again, this is just one possibility but since you are obvioulsy not telling the entire truth it is impossible to say.

As for getting a legal representation...do what you need to do.  But with that one has to ask if you have enough money to pay a lawyer why can't you get enough money to pay on your mortgage when it was due?

Finally...

You won't get "harassed" if you pay on time.  You don't get "brownie points" for paying early.  In fact if you kept a cushion in your account you could account for this "lapse" in your pay period..in the end a "win win".  Oh and yes this is what people do who know how to manage their accounts.  You don't need a lot of money and people who work paycheck to paycheck do this every day, you just need to manage it better.

It's fine if you do not believe me.  I don't expect everyone to do so, nor do I care.  I have physical evidence that shows that they were in fact paid, yet they are repeatedly claiming they were not.  What else am I supposed to do?  I give them money (the ONLY reason I paid another month ahead was in the hopes I wouldn't be harassed later about it), they say 'nope didn't get anything from you', then turn around and try to sell my house out from under me?  Come on now... really?  I have rights that are clearly being violated here, and no one, including you apparently, seems to care (since you outright called me a liar).  I mean, what other choices do I have other than legal action?  Thanks.

 

P.S. ~ According to my payment booklet, it's late after the 5th.  And about the message, yes, she still has it on her phone.

You were very good at spending half of your report trying to get us to believe that you were perhaps only 1 or 2 days late because of how you get paid.  But then we find out that there is more and you are not being totally honest here.

I just dropped a very large sum with them to pay for a few late payments, lates fees along with it, the current month, and the following month.You don't have late fees for being 1 or 2 days late on a mortgage.  Most are due on the 1st, and you generally have until the 15th.  However, even if you had a shorter period such as 5 days..that is still well after 1 or 2 days. 

You don't go from being 1 or 2 days late to paying "a few" late payments.  So just how many days were you really late?  Perhaps 30..60..90..longer?

But  you even go one extra step.  You then say that you actually paid ahead.  Why, there is absolutuly ZERO need to pay ahead on your loan.  You do what every one else who actually can manage their finances does.  You keep it in YOUR bank account until you need to pay them.  Banks don't care if you are early...they just don't want you to be late.

So why not tell us the full truthful story here...

Oh and as for the employee calling your sister names, you of course saved that message...right?  Or did it just happen to get accidently erased?
